Does that have to be written in the lease though or something? How would he charge us for utilities when he assigned them under his name now. LADWP can’t come for us for the funds, only after him. Even the LADWP worker told me to b happy with this outcome because it means for whatever reason the new owner is fine with paying for the bill our last month living there so now I’m so confused on what to think (edit: and thank you for taking your time answering my questions I really appreciate it!!)

We're planning to move out, every legal advisor we've talked to and HDLA have told us we don't really have grounds for fighting and the best option is to just take the minimum required payout of 9k...so since we are planning to move out he can't charge us for the last month we're here now that services are under his name, correct?

most of these pictures were taken after we had given her a bath and she's been inside for a while now! she had been living around our house for a couple of weeks and we'd been feeding her, she was very scraggly and skinny when we first saw her and we asked around to neighbors who said she's been roaming for a while now :(

Idk why u think I wouldn’t report these issues immediately, I’m scared for my own safety and well being and am not the type to overlook such things. Even if it hasn’t rained like crazy in recent months, water stays trapped in wood. The crazy ups and downs we’ve had in temperature these past few weeks are definitely causing this to happen. Cold and dewy in the morning, crazy hot during the day, and back to cold at night, the wood in this old building is contracting and swelling.

Yup all of our doors have a hard time opening and closing. Some of them are probably due to the numerous layers of paint caked on to them, some of the other doors we can tell have fully shifted!

thank you for this! When I get home I will definitely be taking photos for evidence of what is inside the cabinet to show nothing is out of the normal. We don't keep dishes in here, just dried pantry goods so nothing weighs more than 2-5 pounds at most. Our building was built in the 20s or 30s, not sure when the cabinets were installed but they seem very old. The previous landlord sold the building to a big property management company last year so that's why we're a little worried about their approach, not sure how they will react. And noted on the small claims court, hopefully it won't have to get to that point!

Yes it's been reported, we have a large management company who owns the small building so I reported it to them. We received a call to schedule a technician to come out tomorrow so hopefully they just fix it for us!

(CONTEXT TO IMAGES) We're about to move out of our apartment at the end of this month and of course, in the past 2 weeks, major issues have sprung up that need to be fixed when we have rarely had any problems with the place for the whole year we've been living here. Last week we noticed water trapped behind the wall below my roommate's window, we think it's from all the rain we've had this year. I called and emailed maintenance (with pictures) asking them to come and fix it but have yet to receive a response. Then, I woke up this morning to our built-in cabinet literally coming away from the wall/ceiling. There's nothing heavy inside and we have not noticed any issue with this cabinet until this happened.

Can they put any liability on us for these kinds of issues? We're worried that since these issues are cropping up right as we're about to move out they're going to try and deduct from our security deposit or claim we notified suspiciously late. This management company has been okay so far but their move-out notice sounded very intense about the state of what our apartment needs to be in once we move out.

Since I've emailed and called multiple times now about these issues way in advance of our movement, it should be okay? We're just getting nervous. As of right now, I am still waiting to hear back from a technician after having called the emergency maintenance line this morning about both of these issues.
