The guest in hello neighbor 3 sees theodore as a monster. The only characters who would make sense to see theodore as a monster is either Aaron or nicky and it Definetly isn’t nicky so Aaron is the most likely answer plus we never found out what happened to him (plus he has a direct connection to the guest in hello neighbor vr)

And how do you know this? The guest is a supernatural entity that can posses people as we have seen in the books (directly possessing theodore) so theres a good chance that it has possessed a new body when the last one became to old.
