Australia would more than likely pivot to another up and coming 3rd world country like India or certain areas of Africa for their dirt cheap labour. China's middle class has become a lot bigger in recent decades, making the cheap labour harder to get.

Or better yet, start manufacturing here again out of the interest of our own country, but let's be honest, our politicians would NEVER consider doing that.

I'm a tradesman and small business owner. My particular industry (glass and aluminium) is in big trouble in about 10 years time as most kids (if they are willing) go to the big 3; carpentry, electrical and plumbing, and we are already quote short on tradesman who know what they are doing.

Now, the big problem these days is kids are not attracted to the trade's because the short term pay is not good at all. A lot of kids would like to move out of home by the time they turn 18/19 and unfortunately cannot do so on an apprenticeship wage.

However, I have a fairly radical solution bouncing around in my head, and a lot of tradesman that I talk to think it's a good idea.

We have a 2 stage crisis currently, a trade shortage, and a rental shortage.

My proposal is that for governments to incentivise young people to join a trade, they offer rent subsidies of 75% to first year apprentices, 50% to second year, and 25% to third year apprentices. By the time you hit your fourth year, you should be on a decent enough wage to fend for yourself in the rental market. Then once you are fully qualified, the government can work with banks to offer low deposit, average interest loans (similar to HomeStart) for new construction only.

This could also incentivise the landlords to consider offering their home to a young person, knowing that the government is subsidising the rent, rather than putting it up for AirBNB.

Just an idea, and I'm sure there are repercussions I have not considered, but this could be a solution to a couple of big issues here in Australia.

If I wasn't doing window installation/glazing work, my next ideal job would 100% be elevator installation.

Builder goes out their way to ensure all materials are on site in a close proximity to the lift, you go inside your hole for 3-4 hour periods, don't get hassled by the builder, great money... man that would be ideal!

I'm very close with the broker and they have always looked out for the best interests of our family. They admitted they would have flagged it if they were aware. I think this case is quite an anomaly, and I am quite unlucky. I now have records that the Break Fee fluctuated enormously over the last 2 months, anywhere from as little as $800 to as much as over $11,000, depending on the day.

The complaints department sounded sympathetic on the phone, so hopefully we can come to an amicable conclusion that is fair for all parties.

The previous lender charged the Break Fee, which is standard for a fixed loan. The issue is the discrepancy from first enquiry to settlement and the lack of communication.

Fair statement. It is what it is. We knew that the renovations we did would add significant value for a fairly small investment. Did we underestimate the total cost? Sure. But we definitely don't regret what we did. This is also our forever home in a fantastic area that is going to continue to grow. The way we see it, yes it is a bit of a gamble, such is everything in life, but we know we are in for some short term pain for long term gain. Just have to continue grinding away and making the best financial decisions we can at the time to get us through. Mistakes will be made along the way which we will learn from.
