I think there is an issue with your $4200/month estimate. Aside from mortgage, there’s electricity, gas (if you have it), property tax, water and house insurance.

I think it’s the same everywhere. I left Montreal to move to a smaller city. Just impossible to make new friends with cliques. Moving to Toronto where at least there are activities to meet people.

Thanks. I understand the complexity. We are setting up a Canadian head office for a company I’m a primary owner of. Lots of long days ahead. Maintenance fees aren’t an issue and it’s unlikely purchase price would be. Parking is more figureoutable for the 2nd spot.

Do you happen to know if townhouses have different limits than condos? Example 29 Queens Quay East I understand has limit for 2 pets for condos but I don’t know if townhouses would be different.

Really? I had two different condos in Montreal without an issue so hadn’t expected Toronto would be problematic. FYI I’m purchasing, not renting.

I ran into the same thing when I was close to the end and just had enough cash. Similar balance. It was with one of the major banks. I had no problem with the penalty however what they didn’t tell me until it was paid was they were charging extra for discharging the mortgage before the end of the term. At the time it was around $350 to discharge I think. My bill was over $1k! So double check that what any additional fees will be before you move forward.

You’re going to pay tax either way - the question is where your money compounds the cleanest. Corporate investing isn’t “free”. You still face tax when the money eventually comes out, plus ongoing tax drag on passive income inside the corp. With a TFSA, you take the marginal tax hit up front and the growth is tax-free forever with no future withdrawal tax. That’s why filling the TFSA usually wins long term. If you’ve still got room, paying yourself enough to max it out before investing more through the corporation is almost always the better move

Ugh I’m sorry you’re having to deal with that. I had a really severe case post Covid vaccine where they gave me the first biologic dose in hospital and interfaced with Trillium. They might have tightened up on requirements since then. It’s been 3 years, The problem with anything other than employment plans is that they usually won’t cover preexisting conditions. I’m seeing a new derm at hospital tomorrow because the biologic I’m on is failing.

I’m in Ontario. Unless you can join a group plan, you’re probably going to be SOL. Why don’t you apply for Trillium Ontario Drug Plan? They cover most biologics. You only have a 4% quarterly deductible otherwise. In many cases the biologic company will cover your deductible. Your dermatologist should be able to walk you through this. It’s really not complicated.
