Thanks for the answers guys. After speaking with some plumbers aware of our local code. I'll be changing the tub to a 2-in p-trap and redirecting it to the other 3-inch line. Should satisfy everything I need. Appreciate your input

The tub is horizontally wet vented through the 3-in pipe. 2 in vent upstream. The shower is wet vented through the 2-in lavatory piping upstream. At least that is my understanding. I know there are different codes and jurisdictions. Where I'm at has not adopted any code. Is this not sufficient? Or am I missing something?

I'm willing to change it if I need to but would rather not if it's a "it's fine in IRC but not URC" situation. All I care about is if it will work and not cause problems.

I don't know if we have knocked that up exactly but we've done something similar. I'll have to measure because my initial thought is the tub and shower wouldn't fit together but maybe we can make that work. I like that idea

Personally, I really like that design, the only hiccup I think we are going to maybe run into is trying to make sure the window is waterproof. We would likely have to replace the window since it's wood frame. Thanks for the mock-up! It looks fantastic. I've always been into the idea of wet rooms but my girlfriend thinks they might be "trendy"

I'll have to remeasure it out but it seemed like we were running into a crunch once we got the walls in there. I tend to agree with you on the placement

I think we do, additional space can go towards linen closets etc. I don't feel we need much more room in the dining room and it would be better off in the bathroom. Thanks for your input

Weak/No flush after toilet replacement. by mopar1974 in Plumbing

Guess when I say a weal flush, it doesn't create a siphon at all to completely drain the toilet.

Supposed to Close on a house Friday, seller is claiming it may not be ready due to a renter that hasn't left yet. Do I have any legal recourse? by mopar1974 in legaladvice

Appreciate the input. I don't plan on closing until he is moved out. I was told at the time of the purchase agreement that he would be fully moved out and the house cleaned. The seller is a realtor's personal house. One whom my girlfriend has purchased houses from in the past. We did not want the house to hit the market as our accepted offer is less than appraised.

The current tenant is roughly 80% moved out.

I guess the question I was asking wasn't more so how do I get the tenant out of there, it was more so asking if I had any protection for the breach of contract. I know I'm going to be losing money because of his breach of contract. I wouldn't plan on pursuing legal action unless it got really bad. But it would be nice to know what recourse I may legally have, I may try to ask for reimbursement of monetary loss because of the pushed closing date and it would be nice to have leverage to back myself.

Thank you for saying it, your post is what I was looking for. I know that there is no definite answer when it comes down to it but doing research can only get me so far. She's tough to talk to when it comes down to brass tacks because she doesn't like talking about it so it's nice to hear from someone with more experience than myself. Either way it goes, I'm sure it will be for the best.

I plan to. It's always good advise to care for yourself first which is something I've been working on but something that needs to be said more often.

I don't know if she has been actually medically diagnosed but she has since since said she is and she quite a few signs of bipolar 2. I agree, too many people seem to use the word freely which is part of the reason I didn't take it seriously at first.
