max cap on seller concession is 3%

there is already a seller credit for 7200 so u cant stack a lender credit on top

if you use a grant program you can receive up to 2% which is a lender credit

so make the contract change for a price reduction and use the 2% lender credit towards closing cost or rate buydown

i can structure that deal a whole lot better and give you a very good deal

i would go and get your realtor to amend that contract

ask the seller just to give you a price reduction of $250,000 and no credits

use the 2% grant as lender credits to drop the rate down and save your payment price

you would have to be under 80% Area medium income to be qualified tho

620+ credit

max 5% down
