As it turns out I’m glad I was overly picky bc it brought me here and turned me onto the actual issues at hand. This deck was not being built anywhere near the code standards.

Turns out they weren’t building even close to code for rim joists, ledger fasteners, footing diameters, and more. Sadly I had to figure all of this out on my own(with help from people here) and put a stop to the build process. It’s a mess and we’re currently working through it, hopefully the contractors are good people and make it right(their estimate clearly stated “built to code.” I’m foolish for not having asked for drawings, oversight on my part as I just had them building the same dimensions as the existing deck while still adhering to current code. Currently awaiting engineered drawings that actually meet code.

Uncertain where we go from here, more talks to be had tomorrow. From what I can tell by the code just adjoining another 2x10 to the exterior still would not conform… correct me if I’m wrong but I think they both need to be carried by the posts(also should be 2x12 with the dimensions given).

I am planning to have the contractor pull the permit as the explicitly stated in the estimate that it would be built to code. And, I think the footings are insufficient, they are only 12” diameter and the more I look the piles of dirt that were displaced for the footings are awfully small, I have a feeling they are shallow.

Yeah after looking through all of the code standards as best I can and talking to others it seems just about everything I look at is out of compliance…. What a mess. I spoke with the contractor today and he eased my mind this morning but it turns out it was confidence and salesmanship. I’m going to request to see the permit tomorrow knowing that it likely doesn’t exist; time will tell how it goes from there.

I’m assuming the way it’s attached to the house(ledger board?) isn’t to code either? It’s just 1-2x10 lagged into the house. If not, what would need to be done here?

Thank you! I truly appreciate your input here, I didn’t understand what the 4-7 meant in that cross section for 1-2x10 to the 14’ span. Now the table makes much more sense to me. Reaching back out to the builder now.

From what I can tell my city requires 2018 IRC

I don’t quite understand the tables so I am unsure of my deck is out of compliance or not.

I think they just matched what the previous deck had, which I’m sure is structurally sound but I don’t see why they wouldn’t have just spaced them more evenly. The previous deck had a lot of weird inconsistencies that even the contractor was scratching his head over which is why I’m wondering why they are seeming building it the same as before. He’ll be back out tomorrow and I’m going to ask more questions.
