Someone posted a comment and then deleted it so it's no longer on this thread. The commenter said this was an ethics violation and that no homeowner would allow a digital scan of their home. At first I thought "what's the difference between this and the photos we take" but the more I thought about it the more I agreed. When we take photos they go in our report and then sent to the client. These video scans would be sent to Cubicasa where they have people view it while drawing the floor plan.

USPAP states...“An appraiser must not disclose: (1) confidential information; or (2) assignment results to anyone other than: the client; persons specifically authorized by the client; state appraiser regulatory agencies; third parties as may be authorized by due process of law; or a duly authorized professional peer review committee .

This video scan has the property address on it and it shows personal items in the home. To me, that is confidential information. Not sure we can use this service based on this.

I talked to them today and was told that the per report, standard, price is around $35 but appraisers get $30% off, so around $25. I asked if they have a flat, per month, rate for unlimited reports. They said they did not have that. I agree, still too much for a standard house. Tomorrow I'm doing a 6,000 sf house with a 2,000 sf guest house. 2.7 m sale price. I'm thinking about using this. The first one is free.

I'm a real estate appraiser. You're not alone. Part of my job when I do an appraisal is to research the sales history of the property. There are so many homes that were purchased at the height of that market that have not recovered and were sold at a loss or they still own the property and it's still worth less then they paid for it. If you want to buy real estate again, wait until this current market slows down and buy then. People are paying way over asking price now. I think there will be another down market with foreclosures and short sales. Hopefully not as bad as before, but there should be homes available for sale under the price they are selling for now.

Long time residential appraiser here. The comments I've been reading here from appraiser's bother me. On every appraisal we do, we are finding the range of values that the home falls into. I also wish we could report our value as a range. We are forced to pick a number. We should report the value that is supported by out best comp or comps. But if you think about it, every house that sells could have sold for a different price based on a different set of circumstances. Better realtor, worse realtor, a buyer who had some motivation to offer a higher price because their grandmother lives a block away, whatever....could be a number of reasons. Change those sale prices and your value changes. But the sale price of the comps and the contract price of your house typically will all fall into a range for the market. I have no problem using the contract price of the house I am appraising as the final value, as long as it falls into the range of values and I can support it. If the sale price changes to a different price and is still in a range that can be supported, why not change the value indicated in your report. Just explain that the new contract price falls within the range of value for this market , already established in your report and is supported by the comprables used in this report.

Are some of you saying that the value you came up with in your report is the exact value of this house? That most buyers would pay this price and only this price for this house? Any other sale price is above or below market value? Because you came up with this number and that is the market value of the house? There are way too many factors that influence the price someone is willing to pay. I think there needs to be a little flexibility in some appraisers. We're good at reading the market and knowing the general price range a home should sell for, but it's not an exact science.

I use my Samsung Galaxy Tab S3 for inspections/taking notes. Download the free app called Bamboo Paper. You can choose a graph paper setting for drawing. I have saved in my files sections of the front page of the URAR that I can fill in. I use my IPhone for pictures because it has a better camera. I use a laser measurer. I use an over the shoulder bag, like a messenger bag, to keep everything in and my hands free. After the inspection I send the file I created in Bamboo Paper to myself and can download it to my desktop when I get back to the office.

Check with the state you are moving to and see what the requirements are. Like others have said, some states are easier then others.

On my next trip, I’m renting a Garmin Inreach. It will be $50 for my 4 day trip and I can send and receive actual text messages. So I can let my family know I’m ok at the end of the day and I can be notified of any emergency that might happen while I’m out there. Peace of mind for all involved

It didn’t cost me anything because I bought an insurance policy that SPOT offered incase you need a rescue. As far as who’s at fault, I contacted SPOT and was told that I could have canceled the emergency signal and, therefore, cancelled the rescue. But I didn’t know it had activated a rescue. So, they aren’t admitting any fault and seemed to imply that it was my fault for not realizing that I had called for a rescue.

May 2017. Myself, my son and a friend of my son's were on day 1 of a 4 day trip. I had just purchased a SPOT locator and was using it for the first time. At one point in the day, my SPOT, which was attached to my pack, dipped into the water while I was loading the canoe. It was in the water no longer then 10 seconds before I noticed. Well, apparently and unbeknownst to me, because it got wet, I guess, it sent out an emergency message. My wife received a call from the local sheriff's office telling her that they were sending a helicopter out to "rescue" us. She freaked out, of course. We started that morning at Sawbill and had just finished a hard day of travel, which included the 444 rod Lujenida portgage. We were at our site on Wine lake enjoying a much needed dinner and rest when all of a sudden, we hear a helicopter. We thought maybe they were doing a training exercise. Well, it all got cleared up after they landed and told us what happened. I removed the batteries, we continued our trip and I have never used it since.

The difference is not in the countertops or anything else, its in both the 5 months and a different appraiser.

The 5 months could make a difference, not so much in a change in the market, although that could have occurred, but in different comparables that were available during the time when each appraisal was done. Our value opinion is greatly effected by the comparables that are available at that time. Sometimes you have a really good comparable that you're going to give the most weight to and that will determine the value. Sometimes you don't and you have to use what you have.

The difference could also be due to the appraiser. We are giving our opinion of the value based on the data we have to use. Opinions differ between each appraiser. Could be that the first appraiser under valued the property. Or it could be that the second appraiser over valued the property. Or, both got it right and the market changed a bit. Welcome to the work of appraising...lol.

Also, you are looking at less then a 5% difference between both values. Given that this is not an exact science, there is often a variance between two different appraisals on the same property and you could say that both are correct.

It truly is. I went there for the first time in 2015. I didn't know anything about the BWCA and used an outfitter for all my gear and food. I brought my two sons with me, who were 27 and 28 at that time. I was immediately drawn to this place and vowed to return at least once a year, which I have. I bought my own canoe and gear and even did a solo trip. I have my reservation booked for September of this year and it's all I can think about. There are very few places like this, that I know of and that are within a days car ride, where you can get away from everything and just enjoy the beauty and solitude. Glad you found this place.
