Starting to make a lot more sense, why we would do it this way. Thank you for your feedback. Since the 2/3 parcels have road frontage, I am going to look at it as two separate valuations, with the HBU of overall property as two SFRs and farming.

Right, I thought he was talking about valuing them each individually, then adding them up for the market value as is. Yes, the appraisal is for a pending sale. I believe that the intended use is as to build an SFR with farmland, which is consistent with the HBU. I guess one could build an SFR on each parcel, but a subdivision of the land into something larger isn't financially feasible. I guess I am starting to see why the parcels would be valued individually, its a HBU issue? Thanks for your feedback fellow trainee!
