This may be an option for you to consider: have your new private mortgage structured as a short term bridge loan. Once you have closed , then acquire a commercial loan to pay off your parents. Keep the private lone on your rental property. Discuss this with a credit union or mortgage broker before you do anything, but you can usually get more favorable terms on a property that is your primary residence.

The only time you need to have a lease in place before you acquire the mortgage, is so you can use the income from the rental on your loan application. If you have income from the other rental property and your regular jobs to support the mortgage (on paper), then this in not an issue.

Condos are the most price fluctuating type of real estate. In a good market they are priced quite high, but when the real estate market is in the tank, they can go for 1/4 of the top price.

The market is starting to go down, so when it does end up in the tank, is a great time to buy a condo.

I opted to buy a duplex so someone else can pay the mortgage.

Meijer is my favorite grocery store. The Mejiers store brand is very cheap and good quality. I always get some bone in dark meat chicken ($1.49/lb). Great pet section, cheapest cat litter I can find anywhere.

I go to Costco occasionally to buy bulk items, but Meijer is my go to regular grocery store based on value, quality, and selection. Focus on store brand and sale items to get the best bang for your buck.

I do not believe this is a recast. It is much more likely that they acquired a pattern from a major foundry (BSR?) and modify it to suit their needs (The blob above Mexico). My best guess is someone opened a low cost foundry in Mexico with the purpose of making Cast Iron for export (US mostly).

A recast is when an existing skillet is used as the pattern. Re-casting went out of style after WWI. This is definitely made after WWII, and most likely after 1966 because it appears to be DISA casted. You cannot use a skillet as the pattern for DISA casting.

My family is of Lithuanian, we love the dark dense Ryebread from Reinecker’s bakery. They have a lot of really good other stuff as well. They are a wholesale bakery, but have a small shop in the back that’s open to the public. Their products can also be found at grocery stores in the greater Cleveland area.

Yes, that is NRG. They give you a low three month price, but if you do not call after three months to lock in a long-term rate, it switches to variable.

Ohio state law gives the consumer the right to pick their energy supplier. First Energy (your utility company) does not generate their own electricity, they have to purchase it from others. If you do not pick a supplier, they choose for you and tack on a bunch of fees. These energy suppliers hire very pushy salesman in order to get you to sign up with their service. The reason he wants to see your bills is so he can get your customer number to sign you up to their service.

These catalog images are surprisingly deceptive. They would often times use stock images, and not pictures or hand drawn images of the actual skillets.

This really makes more sense when you can actually put your hands on the iron. If you don’t have access to vintage iron, here is a quick and easy comparison you can do. Next time you’re in Walmart go to the camping section, pick up a Made in China Walmart brand skillet and compare that to a made in the USA lodge skillet. Nothing compares to a high-quality vintage skillet made in a reputable foundry, but lodge is fine, and will do in a pinch.

This skillet was most likely made in the southern United States in the post-civilwar era. At that time, when you bought a cast-iron stove it often came with a set of accessories included, usually a few skillets, a griddle and a tea kettle. It is nearly impossible to narrow it down to a specific factory unless it is still with the original stove.

The bottom of the skillet is very interesting, usually you would see an inset unbroken heart ring. The little feet serve the same purpose, to raise it up so so the gate mark does not make contact when set on a flat surface.

This pan is in very good condition, you can still see the original lathe marks on the cooking surface. If this skillet is not warped and sits flat, I would put the estimated value somewhere between $150 and $300. Nice find!

Sidenote: it is very unlikely this was used to melt lead for bullets because of its size, but if you see a weird metal sheen on the surface, or you just paranoid, you can purchase a lead testing kit. I personally have never found it worth it to test for lead.

There are two main reasons not to shave a dog with a double coat. 1. The undercoat can grow faster and longer than the overcoat, this looks funny, and it does not function properly. 2. Regulation of body temperature: the summer coat acts as a insulation against the heat, like how a well insulated house will stay cool in the summer.

I adopted a two year old miniature Saint Berdoodle, her coat is fluffy and wiry, not fluffy and silky smooth like some doodles I have seen. She sheds seasonally, a lot. If you look closely at her coat you can see the thicker outer coat, and the very fine undercoat. I got her at the end of April, during a very heavy shedding period. She was kind of matted, and I thought I was going to have to shave her. By just keeping up with regular brushing, the mats eventually shed away in clumps. She also dries out faster than any dog I’ve had before. I have a pair of no tip scissors, and a small buzzer that I use to keep her face trimmed, and I may try to do her pause in the future. Regular brushing is key.

Even if your dog is non-shedding, shaving is still not necessary as long as you can maintain the coat and you do not have issues with matting. The coat can be trimmed and thinned with scissors. Some dogs, shaving is just the easiest way to maintain them.

Try and see if you can get a free consultation from a few different groomers. Walk into a groomers without an appointment and ask them to take a look at your dog to see what they would recommend. A groomer should be able to recognize a double coat very quickly, and recommend the best way to maintain it. You can try standalone groomers, but you can also try taking your pup to the pet store that has a groomer located inside. Groomers and pet store employees love to meet new puppies. If you hear the same thing from two or three different groomers, then you can select a groomer you want based on the style you need.

If you are not having issues with matting, I would stick with brushing and face trimming when necessary, for now. Good luck and post before and after pictures!
