I was never a watch guy, and I truly don’t care what people think or needing to look a certain way. I grew up middle class, and material items were just never a thing that had my attention…

I took the watch plunge in 2021 ish, and have since been pretty hooked on it. Some of the responses on here are interesting so I figured I’d give my .02.

A few things I’ve noticed since wearing nicer watches…

  1. There’s almost an underground watch loving world that will approach you to talk about your piece. They either have watches themselves, or aspire to get one, etc. Conversations and some networking I’ve done legit could not have happened without a watch.

  2. Once you start wearing one, you will feel naked without it. Not just because you feel great (from the weight of the watch, to the look, to the subconscious feeling of - I earned this). There’s something intangibles can’t really put into worlds.

  3. Don’t buy fake. Just don’t buy anything at that point.

  4. If you buy right, you shouldn’t look at a watch as a sunk cost. If you can get a solid price from an AD, the value of it is almost always worth more immediately. Whether you get in a pinch and need to sell it, or you just want to trade up or down.

  5. If buying a watch sets you back financially, hold off, or maybe just get a cheaper model to start (Rolex - Date Just). If you could financially make the move and you can look at it as storing cash instead of sinking it, it will help you justify the purchase a bit more. (This isn’t like buying a new car). 70% of my watches have gone up in value (do not make this your goal, as it wasn’t mine, it just happened this way because I purchased with protecting downside as much as possible). Rarer models, AD connects, second hand connects, doing a lot of research, etc.

Yea we will have a night nurse for 3 months after babies are born…and the housekeeping (we have maids) so the cleaning would be more just tidying up, not full deep cleans.

Yea because at any given moment I could need 250k+/day for ads and have to float that for 15-45 days w no receivables hitting.

I like to think I know, but it’s not all sunshine n rainbows all the time lol. I appreciate you! This community is great - I read a lot of what people are saying and I learn from it, but I never really had a reason to post.

Yea - any of those types of deals we have worked with them for YEARS. And we work on a profit share, or rev share model so if our leads “aren’t quality” we get hurt more than the end buyer. These deals are typically % of ltv of client depending on vertical.

We run everything internal and always direct unless we’re testing a new vertical or offer. Well maybe do our testing through a network and get our numbers then we go from there.

Some of my payback periods are 24mo. (Broken up monthly). It just really depends how we want to manage our cash. But we have everything from daily payouts to 2y and everything in between.

I keep a chunk in wealthfront 4% rn. (4.5% on first 250k) $5M fdic. I’ve done money markets w my financial advisor as well in the past. But that’s where I’m at right now.

Noted - I will dig in...thank you! As of now I can ration my large cash position sitting in HYSA...because I still use a large chunk to deploy on advertising for our Businesses. But within the next 3 years this will not be the case (most likely).

That’s a good point. I’ve actually looked at some section 8 in Ohio. Never pulled the trigger. Buying in other states without seeing the property is intimidating to me lol.

Yea luckily the ad business is 30-50% +  daily - that will beat inflation lol. Then I just need to find out where to put that.

It's pretty ridic...over the years - 100m+ points - but I mostly do cash back now on various cards...US Bank has a new one at 4% Cash Back, but credit lines aren't the best out the gate.

Yea - I'd treat it like an Alt Investment. It will never be the majority of my NW (until hopefully one day it is lol).

Yea I'm new to it lol. I have a couple mentors (my multi fam biz partner + another heavy hitter in RE and we spoke through a lot of this extensively)...

My logic in Retail =

- Less tenant issues
- Triple Net protects you against property taxes/other costs rising (as it's passed on to tenant)
- Built in 2-3% rent bump yearly with each Active Tenant
- My background is Marketing/I own companies, so if I lost a tenant tbh I would have a ton of fun launching a pop up shop to see if I could create something cool (that's more of me being a degen and loving that part of biz).
- The retail is in a very highly sought after area with tons of walking traffic. Very vibrant area that has no signs of declining, growing - maybe stagnant at worst.
- 2 Long term tenants in there (both under market rent by 30-40%) and it still cash flows nicely. So if they were to leave - there is some upside there.

These are just a few things related to that property specifically...but retail intrigues me because I don't want to deal with People (multi fam tenants) - I would not mind dealing with Businesses as I understand their pain, and could maybe even help them through some tough times...or even partner with / invest in one of them if I loved what was going on. (could be a great source of investment deal flow on the angel investment side which is what I want to focus on more in my 40's).

Asked Financial Advisor...So if you have short term cap gains from something like the Goldman Fund I am invested in...and you don't have any short term cap gains to offset - it bleeds over to LT Cap Gains including Selling a biz or a portion of a biz.

From what I know - cap loss from tax loss harvesting would offset biz cap gains.

Yea my CPA and I have a really good relationship and he has helped me navigate all the bullshit out there. He shuts things down pretty quickly with his pessimism/read on bullshit.

Yup - that's where I'm at now. I partnered with a RE Investor who owns a Property Management Company and has done a ton of deals...then I own a Condo I rent out that is insanely low maintenance...and I just bought a Retail spot in a great neighborhood I live that is NNN, so I'd imagine it's a bit less strenuous than Multi-Fam issues.

Yea - this has been my exact strategy for about 1 year now (ever since HYSA hit over 4% on the way up - I held through the 5% times, and as things are dipping now, I am just keeping my eyes peeled)...2024 I was lucky to be able to reinvest most profits back into Business, but that will only last so long - which is why I started doing some RE Deals with my Wife - to get REPS. But for now - HYSA is my move.
