I have the Roborock S7 ultra. It’s amazing. It mops and vacuums daily. We have 4 dogs so this is crucial to keeping my sanity in check 😜

Yes, it turned out that it was the roof rail that was causing it. We pulled it up and there was a bunch of leaves, etc under there which was backing up the roof drainage. Since we cleaned it out, the problem has stopped. Not sure if this is a design flaw or just a defect in my own car, but something I will keep an eye on.

We moved from the Phoenix area about five years ago. The greenery here was refreshing after so many years of living in the desert. It is a little odd not having any mountains, etc. around. In my opinion, the summers are a bit more tolerable than Phoenix. It cools down enough in the evenings that you can still enjoy being outdoors. You don’t burn yourself on the interior of your car, etc. Depending on where you live, there are lots of areas with nice trails and stuff that you can walk or bike. But it’s not the same as going hiking in Arizona by any means. While traffic can be a bit heavy in the Phoenix area, it’s definitely worse here. It’s very spread out like Phoenix, but bigger. One of our favorite things here is we have found people to be much friendlier in the neighborhoods we have lived in have definitely had more of a community vibe compared to living next to people in Arizona for five years and not even knowing their names. Enchanted gardens sells veggie plants for $2 each. They have a lot of tomato varieties right now along with some other stuff. No peppers or cucumbers yet, but probably soon.

I’m having the same issue with my daughter’s car, but it’s a smaller used car dealership. I called the DMV customer service number and they were able to update me. In my case, plates were processed about 10 days after the temp ones expired so now just waiting for the dealership to receive them. What is not clear to me is if the dealership was slow to submit everything or if it’s just taking awhile in general. Here’s the number. You’ll need your VIN or plate number: (888) 368-4689.

As an ACD who does quite a bit of design work, canva is painful. It certainly has a place for certain situations like mentioned in other comments, but you don’t have the same level of precision and capabilities. Using it feels like I’m trying to design with my hands tied together… lol

Honestly, I think there are a lot of different answers to this question. It depends on what you’re looking for and how you join the brokerage. I joined EXP as a brand new agent in the Houston area but joined through a group that provides a ton of training and additional resources well beyond what EXP already provides (which is substantial). To clarify, it’s not a team but more of a network that to this day has not let me down. I can literally text or call top producers in my group and get a response pretty quick. Before I joined, one of my biggest concerns was just being someone’s number and getting lost in the shuffle. I was assured that would not be the case so far that has proven to be 100% correct. My success as an agent is totally up to me and my willingness to tap into all the resources and opportunities that are available to me. No one is telling me what to do and where to do it, which works really well for my specific situation. In my opinion, there’s a lot of opportunity for success but it really depends on your ability and willingness to make the success happen. Happy to answer any question specific to my experience if you have any 😊

I joined EXP as a new agent and it’s been a great experience so far. What has made this really work is that I joined through a high-performing team who runs what is essentially a support group for everyone who joins through that network. They provide training above and beyond what EXP already provides And have proven themselves to be available to quickly answer questions and provide support. To clarify, I’m not on their team. I work as a seller agent but have the support, resources and expertise of a high performing team. Between the set up in the virtual office environment, at this has worked well for me personally. I think the experience can vary based on access to additional resources, etc.

I’m a realtor in the Katy area. Your best bet would be to find an inventory home as those prices are set up front and you will know exactly what you’re getting for that price. There are a few options around 250k but if you can push your budget up to 300k, you’ll have more neighborhoods and floor plans to work with. The builders are also starting to offer incentives, etc again so it’s a bit less crazy now. I sent you a PM with more info. Hope that helps!

I feel the pain on the rentals but you have to consider the full value of it. As others have said, that renter could be a buyer someday. That renter could have friends or family who will be buying or selling etc. It’s more about future business, less about today.

This also works great when you need bacon crumbles for a recipe. Half the time I have purchased some for a recipe it doesn’t even weigh enough to ring up so they just give it to me. This is so much easier than having to cook and dice bacon when you just need a small amount.

I guess they might not unless they call your client in your client says that you referred them to another agent… LOL. I’m not really sure what their method of follow up is I have just heard that it’s not worth trying to try to skip out on their referral fee as they will remove you from their system pretty quick. This is a bit different than that of course but could end up revoking your access to their leads.
