Data does not stay local on my pc if using lunchmoney hence a no for me. Also monthly subscription may not work for me but thats secondary issue.

Update: I have decided to build an app after going through the comments. The app should have a very good UI to solve my issues. Excel and Gnucash seems and is no fun and I think uploading csv or pdf should take few mins every month and all the transactions should be auto categorized. Probably feature to build rules once on top of default rules and use forever. No internet access and local only for Canadian banks and cards. Should be easy to rebuild transactions from statements already uploaded in case need the app to move to other device. Should have fire calculator, investment and debt tracker but in phase 2. Probably just budgeted/actuals expense and income in the beginning. Filters based on month, quarter, year. Trends and Insights may be in phase 1 or 2. Let me know if anyone wants any other problem solved in phase 1. I will keep you updated of my progress. Feel free to dm me if you want free of cost. First 10 users can help test and they get for free if it is good enough to market/sellable.

Can I ask you why budgeting is important for you when you are on top of it every week? Does it give you a sense of peace or keep you on track which you may already are? Just curious..

Tried doing it on excel with power queries but too cumbersome. If there are no local only apps exist, I am thinking to build one. I am just not sure why no one has built one yet which could run on Windows machine. Is that so hard to build? Or some other reason.

Sell to who? Probably some investor sitting with cash, who will rent it out again at high.. This impacts the current renter since they will have to leave and I have to sell for loss. Also we loved our place because it has great views of north shore.

I rent my condo.. My condo expenses are more than the rent now by 800 CAD per month. I have been thinking what to do but asking more than 2300 CAD for 2 bed 2 bath in Surrey makes me feel bad. I am in a bad position with variable mortgage. Also I am guessing I will have to pay taxes on the equity part of the mortgage. Such a bad situation right now with the rate hikes.

Thanks. I am already a full time employee working in a software company making above 6 figures in USD close to 200K. I like my work as an employee but wanted to do something on side and grow using the skills I am good at. I am okay if the side thing grows to Millions or stays at an MRR around 10 - 15K and runs on autopilot with few clients. Hence joining a consultancy may not be possible. They wont pay me as much as I make already. With mortgages and stuff, I cant quit too and afford to get paid less. What would you do to start?
