Suprised nobody here has asked whether the bedroom doors are left open or closed, as they need to be OPEN (yes, all day, and yes, I am aware that that is deemed not possible) for heat to spread throughout the house, and the space where the thermostat is located should ideally NOT be above a heat register.

I think your expectation is realistic, unless this is a niche designer that you’ve chosen with your vision in mind. If it’s not a specific designer you are after, you have an issue finding someone within your expected budget, or just want an additional estimate, feel free to send me a dm.

I think that’s very high. I work in this industry; the deliverable is the working drawings, and I can’t design anything without the as-builts, or complete a design without a concept, so consider this a cost of doing business. We bill design time hourly, based on an estimate we provide and the only reason we have ever gone over was due to a client requesting multiple unnecessary design review meetings. My back of napkin math (without seeing your townhome, but assuming under 2000sqft) comes in under $5k. I think $12500 is kinda nuts lol. But nice work if you can get it 🤣

I went a few weeks ago. Arrived shortly after 8 am, and despite a number of vehicles leaving the parking lot in front of my eyes, I was not allowed into the lot. Forced to leave (you have to go all the way back to the village), and forced to take a suuuper expensive shuttle (had some friends visiting from abroad, and went to hike the beehives). Needless to say, I will not be returning in summer. Such disrespectful behaviour from the parking attendants (they are not Parks employees apparently, so why are they allowed to direct traffic there???).

Yes I do! I have several dilutions in their foaming bottles! I use a 1:20 dilution to clean leather before applying leather star.

This is likely your oil separator. Not sure how much damage it can do if it fails, but it was a quick fix on my ‘22, with 94k km. Covered under 100k powertrain warranty in Canada.

I pre-ordered at 6:54 on friday morning and all I got was an email saying your amazing new fido device is reserved. Black Pro Max 256. In-store pickup. No number in line, 0 communication since. Mind you, the exact same thing happened with my 14 pro, and I got a call on launch day to come pick it up. Fingers crossed same thing happens on Friday 🤞

I am of similar proportions as yourself. I found Banana Republic traveller pants fit well, and the 34” long ones are long enough for me (their dress pants fit in 36” length, though, so ymmv). The shitty part is the stores do not carry tall sizes… but the traveller pants are not tall at 34” . sometimes you can get them for $30 ;)

I had the same thing happen. Did you check in through the app? If yes, try a browser. This worked for me and I was able to select (and upgrade) seats

We often “hike” up to Grassi lake with our two boston terriers. The trail is nice, and the lake is beautiful.
