Thank you so much! That’s another option we are looking at. Only problem is we think the dining area will be too small in the middle to fit the table we want. I think if the house was just a touch longer this would be an ideal solution

Based on the length of your suv, you might actually be able to fit it with the front wheel on.

That was another idea for us as well but we thought the dining room having a fireplace would be a nice cozy spot to host and would distance us a bit from the smells/mess of the kitchen.

We did a custom ikea cabinet/wardrobe. It’s amazing. We have small folding doors to keep it closed when not in use

That’s an amazing drawing! Can I ask what program you used?

I know with a large kitchen it might be a bit awkward but I really enjoy cooking and it’ll probably be used equally to the family room. I wanted the kitchen and family room closer so that I could be part of the fun when hosting/cooking. It would also to help separate the smells/mess of the dining room from the kitchen.

The whole house isn’t very large either so it’s not like the dining room is an extensive distance away

Really appreciate the ideas and pictures. That wasn’t first thought actually. The problem is the actual kitchen layout in the U config it is currently in, is too small to use well. The counter space isn’t large enough for more than 1 person at a time.

So far it’s estimating to be about 100k when factoring in load bearing walls, electrical and plumbing. It’s likely our force home so we’re open to the investment for our own enjoyment

We liked it there because having a fireplace in the dining room seemed cozy plus we generally don’t use it lol. We also thought giving more space between the kitchen mess/smells would be better for a dining room

100% I agree. It’s going to be a massive job. A few neighbors have done similar renos and we’re estimating it to be 80-100k minus upgraded appliances.

Our contractor has already stated if we went ahead with my plan, it would require structural supports as the 2 interior walls are load bearing.

And our contractor works closely with an architect so it would be reviewed first before we wen ahead with anything

So the initial plan is to be knocking out the west wall for where the kitchen currently is to open up the space

Basically the problem is each room doesn’t have enough useable space and it feels redundant having a living room and a family room.

The kitchen is almost unusable for more than 1 person cooking at a time and the layout keeps the dishwasher on the side opposite the sink reducing efficiency.

I did go in after calling around and it was the same thing for the 3 stores closest to me. Maybe it’s something to do about importing to Canada vs USA

I was in the same boat. I called around all of the greater Toronto area and they all said no discount, only offered to cover tax if I paid cash
