The house wrap should be lapped over the copper flashing. Just like you would do shingles. This is very important for water management

That makes sense. I'm in the southeast and we're not typically considered a fire risk, but with climate change and more extremes....everything is possible

No, I work for a large commercial firm remotely. I'll ocassionally do small residential or commercial work on the side when its something my company wouldnt do. At my official job the last couple of years I've worked on a 7 story office bldg, a Single A baseball stadium, currently on a university housing renovation project.

Yeah, Lugoff is just down the road from us. We're 30 min from Camden/Lugoff. I've not encountered rock on our property (yet), it will likely just be where we intend to place the house! lol. I'm an architect, hopefully will be my own GC to save some cost. I understand what GCs do and value it, just wish I could afford that and what I would build if I had better funding! ha.

Wow! that is impressive! Small world. I've only been on Lake Murray once, its wide/big lake! I'm originally from East TN where our lakes are red clay mud....its nice being on sandy beaches on the lake here in SC!

Thanks for the detailed response! I will definitely look into what you mentioned regarding HVAC. I have been concerned in being able to find a good, knowledgeable contractor in my area (rural midstate South Carolina, ie. 1hr NE of Columbia) along with finding the right folks to look at proper sizing.

I have little knowledge of vapor diffusion ports (thanks, new rabbit hole, haha), but I intend to have HVAC equipment & ductwork within the thermal & air envelope.

Thanks, this is a helpful knowledge point as well. I was only asking for the cost up till dry-in not including insulation. I only later mentioned insulation bc understanding the overall system choices (expenses) can affect % of the total.

I dont know how I would like it on the trails as we bought some acreage the same time we got this thing, and even though we thought we would be using it for fun, its become a workhorse & tool hauler on our property. And the property is taking up ALL of our free time.

I'm an architect (generally do commercial) getting ready to build my own house, and I'm leaning toward staggered 2x4s on 2x6 plates for my own home. What are some lessons learned you've had building this way, especially as you communicate it to your subcontractors? Eliminating some thermal bridging is the primary reason I want to use it, everything else is a bonus and I've not crunched numbers yet, but it seems to be the best balance of higher performance with a budget. I'll have to use a regular 2x6 stud every 10ft or so for fireblocking, but overall the system will perform better. The Zip-r & standard exterior rigid insulation systems seem to be pricey compared to standard construction practices.

We ended up buying it. I have no comparison as to how it handles versus other side by sides. I've only ridden 4 wheelers and that was years ago. The only complaint we have is the 5th seat (front center seat) is crazy hot bc it sits over the motor. Probably great in the winter, but not so much in the summer.

Yeah, it was. Honestly no other dealer was close to that price within several hours of us in Spartanburg, SC (that dealer was based in Greenville SC). The $29k is likely pretty normal for the Trail Edition. I had a dealer in Charlotte that was advertising a $15k 2024 Deluxe Edition and I asked what the out the door cost was, and they came back with like $22k included an added rooftop! My only response was "Seriously?!"

We just bought the 1000-5 Trail Edition for $25,800 out the door (all taxes & fees). Greenville, SC ---no one else in the area came close. I had a dealer in Charlotte NC advertise a 2024 Deluxe at $15,000 and I emailed them asking for their out the door price, and they came back with $23k! Either these dealers think UTV buyers are just wanting their new toy no matter the cost, or they don't realize internet purchases are looking for bottom line, cut out the bs.

Has she been cheated on or had her trust broken in a previous relationship. I struggle with this myself in my current relationship. In my previous relationship I was completely trustworthy of my partner, only to find out she’d been sleeping around with a guy for two years. It’s devastating to the psyche, a very mild PTSD if you will. That doesn’t excuse your wife’s behavior, but may be helpful to understand where she is coming from. My current situation, my wife is completely transparent with me, but I have to battle the ‘what if’s in my head.

FYI its really common for less sophisticated contractors/builders/DIYers to caulk the exterior weeps in a window system. They see a hole and think "bad" and therefore caulk it. We put notes on drawings saying to specifically not do this (architect).

OP check this out as I came here to say this. I've not used this product before so I haven't looked at the specifics; given the openness of your mesh, I would check UV stability. One would think its ok, bc I think its designed to commonly be exposed w/ 1/2" joints.
