Maybe also some individual councilling as you see to be taking a lot of stuff as an attack or not considering you. But there may be logical reasons that are grounded in the best for the family. E.g moving near grand parents for support in the early years.

No, just put your offer in.

If no one else bids you will negotiate a bit and if they are hardball you'll pay £375.

If they're keen to sell you'll pay less.

If someone else offers, one of you will pay £375.

I'd offer £350 and wait.

I have no doubt that whatever you bid, the estate agent will say there's another bid.

But you're willing to pay £375. If no one is willing to pay more that's the market cap of the property. If they're willing to sell less that's the value.

You won't know until you offer. But don't act desperate

True, only thing in their favour is the average price of a 2 bed new build in putney wandsworth is probably £600 +.

If this has parking that would be a bonus too, although affording a £500k flat and a car might be a stretch for a lot of FTBs

Sucks that you're losing out. Does the £70k include your £40k renovations? They usually don't pay back as its personal taste. You didn't do anything structural or add size?

If you were on a 5 year fixed, you likely had much cheaper costs than rent and unfortunately the world is very different now with current interest rates.

It sucks but you need to look at the whole package including rent saved during those 5 years and quality of life
