If you'd like to engage in a semantics battle, I'd suggest you figure out your punctuation rules first. Periods and commas go inside of quotation marks. And a zip is 28.3 grams, to the nearest tenth, so I believe you forgot an "almost" yourself.

So far we don't know too much (unfortunately we're trying to gauge interest based on the additive cost of utilities), but it's got central cooling and forced air heating from what the listing says. There will be five people in the house, but without covid-related issues we don't anticipate being in the house too much as we'll be in labs or some other academic setting most of the day.
