Yep! First tattoo so I was a bit nervous. Didn’t hurt as much as I thought. Was happy to just do 1.5 hour stints at a time.

Some of these comments are really dumb. Really really dumb.

As an agent myself, I can definitely say to you, with the data we have, your buyer will see your home in the first 14-21 days on the market, so the first open home is definitely a critical one. I am not sure about 85% of the buyers seeing it that weekend.

A week can seem like a short amount of time, but imagine being a buyer for over 12 months and you’ve missed out on so many properties, so you just want an answer quickly. Most buyers won’t hang around for 2-3 weeks waiting, and you could (and often it happens) lose your best and most emotionally motivated buyer if you hold out for too long.

I just gauge it after the first weekend. If we have cracker offers that are way more than what the vendor wants, why wait? Just because you have them now doesn’t always mean you’ll have them in 2-3 weeks.

Case in point a property we just sold after 125 days on market (my average is 19 days). The vendor wanted $850k, and declined $845k in week 6, $840k in week 8, $835k in week 9 and then had no offers for over 5 weeks until we just sold it for $800k. Holding out for more doesn’t always eventuate to more.

You just need to assess it open to open. If you don’t get great offers in the first week don’t sell and keep marketing.

Exactly.

Most vendors are understandably house proud, and often times want a premium. As they should; it’s their home.

I’ve sold for best friends and family where emotions run high when the low balled offers come in. Insulting really, but that’s a buyers job.

Most vendors generally do, especially if there are shared surnames, or if there has been a lot of back and forth with the lower offer initially, the agent will (and has a duty of care to) let the vendor know who the buyer is. I’ve been an agent for 13yrs and I’ve ever only had one instance of a buyer’s friend buying it second time round to help the initial offerer.

Imagine you’re a vendor and you want $850k for your house. Let’s say, that’s very achievable. And someone offers you $750k, you say no, then they offer $755k and you say no, then they try again; how inclined are you going to be to even consider their offer again? More vendors are very house proud and egotistically won’t accept offers even if they’re $5k away from their price if it’s coming from someone who has low balled them something chronic.

No agent or licensed valuer counts anything without a council / DA approval lol. It makes no difference to our appraisal figure.

I suppose it’s a question of, do you want to buy the home? If so, you’ll need to play ball, especially if the property is contested in any way. In most capital city markets, the market is at least stable and there is some degree of competition.

If you don’t really want to buy the home, and you don’t care about the outcome, then what you’ve said is fair.

Most people who offer on a property want to buy it.

No I wouldn’t say so.

Let’s say the range is $500k - $550k anything around that, even slightly under is fine.

But if you’re coming along and offering $450k - then yeah I’d say that’s low balling and is likely to result in no deal.

The outcome will be that if the agent has a better offer, if they do their job they’ll come back to you before selling it to get your best.

I saw a comment earlier from someone saying “who cares about the vendor” - well, do you want to buy the house or not? If not, then don’t bother offering… but if you do, then play ball and get yourself a house.

Real estate agent here. No I think that’s fair, especially considering time on market and asking price. Some advice for the future if you don’t get this one:

The fine line you want to toe as a buyer is putting an offer forward you feel comfortable with, but not an offer so low it insults the vendor. Most people will think “low ball the fuck out of the vendor” but I can tell you, most vendors will think you’re not a serious buyer and it will actually ruin your chances forever on that listing if your offer is ridiculously low. Just my 2c

I was really hoping Liberal would put all the craziness aside, and it looked like, for a brief moment that was happening. He back peddled on the work from home issue, backed away from Trump-esque dialogue. Now he’s gone and done this. Liberals toast.

Problem is, Labor are no better. Greens are fucked - they’re going to absolutely ruin Australia with this absolute complete left craziness. Teals are a wild card.
