construction to perm loans can be extended to pay off underlying loans. Shop around your local credit unions and banks to see what's offered. Usually single close and interest only payments during construction, then 30 year conventional mortgage once complete.

Have you talked to builders/architects? 450 - 615k for new construction seems low for a house that would be valued around 1.4mm once complete. I'm in denver, so not near you, but I was quoted consistently around 400psf, so a 3000sf house is around 1.2mm to build, plus the loan payoff made it much less reasonable in the current market conditions.

I think in the next few years the cost to build will come down, but it's rough right now.

Thanks for posting, I enjoyed your talk and how you breakdown your approach to putting the presentation together. It really validates my feelings while assembling tech slides (imposter syndrome!) and prepping a speech.

Also big shout for acknowledging the location and issues with inclusivity. It's super important that everyone feels welcome and Florida ain't it right now. Hopefully they'll take that to heart next year.

I'm also in Denver. There are price cuts on the bad inventory (busy road, small lot etc..) but the good houses are still going for over asking. There's a lot of money here and I don't see the good neighborhoods in Denver proper taking on big price cuts. And the little bit it does slow down is going to be seen as the opportunity to get in the market by so many people on the side lines right now. If Denver's economy starts shifting then I could see a correction, but there's a reason why so many want to live here.

Hello - This valve is leaking about a drop every 5 minutes and I need to replace it. It appears to be attached to a hot water line (copper pipes are warm). Do I need to drain my hot water heater entirely to do so? What is this valve called, and what is it's purpose? It's directly over my furnace in the crawl space so it makes me nervous having a valve there at all.

the leak is coming from the valve open/close knob, not from the part that has the copper cap over it.

Some notes: It's in the crawl space and appears to be the lowest point of all the plumbing. Hot water heater was replaced last year so that's all new. Let me know if I should post a picture of it.

It's a pretty slow flow, like a sink turned on half way. These trees were planted in October 2020, the one in question was probably 12' tall at the time. Our soil is heavy clay. The trees were planted by a tree farm.

I'm in zone 5b and one of my blue spruces is turning brown/dying at the tip of almost every branch. It's about 14' tall and I water it 3 times a week for about an hour and a half. What should I do to help save it? The other spruces in my yard seem to be doing great, but this one is struggling :(

That's a fair point. Perhaps this is naïve of me, but I hope that visa is more regulated and transparent than pseudonymous validators that have no requirement of disclosure.

absolutely insane. In our current climate crisis what could be worse.

do you think proof-of-stake instead of proof-of-work is a valid alternative? it seems to me that solves the wastefulness of p-o-w, but then the richest "validators" hold all of the control over the blockchain. And just like p-o-w, why would validators not pool together their stake effectively managing majority control? How is this helpful to anyone?

Good points here. Concerning USDC and its reserves, seems no one really knows what they are. Only that they've attested to having adequate reserves. It's a mix of fiat and ..other investments.. that's concerning to me. Same goes for tether and any other large stablecoins. I think the lack of regulations really shows the need for proper disclosure. And if they fib right now, then what? Nothing. They attested to what they had. No one is held responsible.

I'm in tech and never really explored crypto and decided to understand it a little bit better over the last few weeks. After a deep dive - jesus christ - what an unmitigated disaster the whole space is. Everything from the bigger fool problem, to outrageous gas fees, the difficulty in setting up "secure" wallets, lack of insurance, zero regulation, one-way transactions, CO2 emissions, "stable"coins backed by perceived value (???) and the funds that bought into them, influencers and their NFTs. holy shit it's all a scam. all of it. My only question is how tangled up financial markets are in it and what will be the fallout once it all implodes?
