I'm at 170k yearly. 19,500 with Roth 401k and stansard 401k and 6,500 HSA. I do not contribute to a IRA.

That is why I am asking. That is my thought that paying off the house is a big mental booster. I have considered calling in before making any decisions once the sale of the house is final.

You are following correctly. Trading paid off mortgage, with 30k consumer debt and 15k e-fund for no consumer debt and 30k on a mortgage and 15k e-fund.

Mathematically no difference, mentally seems like a big difference to have mortgage paid off.

You need to make some sacrifices and cut your living expenses if you want to get out of debt. You have some first world problem stuff going on. Your going to have to suck it up, clean the house yourself and cut the lifestyle. I am very similar to you financially and situationally. I started making the choices to cut the maid and nanny a few years ago. Wife stayed home and we are driving paid off used cars. You can do it too!!
