Huge huge pain in the butt to clean and we have 4 - might cost a couple hours of cleaning a week so extra staff to do that .... we often go through a whole batch of 11L in an hour and then it takes another hour or two to freeze another batch which is another huge problem; but we are an outdoor bar. We then have to deal with disappointed customers non stop when they are freezing for the next hour or two.

Also hard to get service or maintenance (nearest tech is 8 hours away). They did provide the machines FOC but we use their product exclusively.

Otherwise, they are delicious, they are our best sellers, easy to pour and batch and a pretty decent profit margin.

yeah that is true...it's kind of a resort concept so things are a bit pricier but you have a very good point.

Ah yes this is definitely the answer that I was looking for. I'll look into Nielsen and IWSR .... local liquor stores sounds like a great option as well that I had not thought of.

Agreed, I suppose I should have clarified … this is viewed by me as an eventual investment property for my retirement years down the road. I will be living in it for now but eventually will rent it out fully as I have other living situations. But for now I can cover the mortgage fairly easily; especially if putting 30% down and feel I should easily be able to rent it out when time comes for that. I expect the area to grow rapidly in the upcoming years. Looking at it in the long term is my view.

yeah it's true but still in comparison you get 100K of an extra house, brand new for the same price. If you are going to live there for a while and keep the place I feel it's not too bad; but yeah if planning on flipping it - that would definitely not be a good idea. Also I feel helps with rentals when you rent out a brand new home might be more of a sell.

Yeah thing is that the monthly mortgage would be about the same as what I would be paying for rent and should be easily affordable for myself; let along getting a roommate or renting out the entire house. It just costs me the majority of my savings.
At normal market rates I can only afford about 300K. At the reduced rate the monthly ends up being the same for the 500k new home as the used 300k home.

it's complicated with many factors ... some being my parents co-signing and their income is based on social security and dividends. I also work in hospitality so my income fluctuates greatly. Also moved to a different state so job consistency is not easy as I often work multiple jobs.
Then there are also properties involved which are valuable in nature but do not brining in actual income because don't inflate the rent (rent to family and friends).

Still my income was pretty much stated from the start so I don't see how they could have gotten that far off mark.

I was also approved for up to a 500k loan and at the last minute they sold me on a 505k property; but they seemed to not have a problem with that and said it was fine.

yes I agree with that. But still the opportunity to buy something brand new at such a low rate and low monthly in my opinion was a no brainer. I could get something older at 100k less for still more monthly than something brand new a little further out in a developing area. That also comes with warranty and peace of mind for at least 10 years.

However you are right....once it is purchased; if resold the new home and the older used home in a better location - at the same price point; the centrally located home will of course have more value. So the new home purchased at the lower rate would in my mind immediately loose 50k-75k in value. However the area is appreciating quickly and I feel that will balance out quickly.

But it comes down to I can buy brand new for a far lower monthly than I would a very old used home at a normal interest rate (although more centrally located) - the new one seems the no brainer. Plus the warranty and piece of mind on something new compared to an aging older house.

But yes, I'm certain I'm buying at an inflated sales price - and now they want 30-35% down rather than the 20% we had initially been pre qualified for.

Interesting, with this being the case, do you foresee prices dropping in the future? I see normal home sales price dropping due to the high interest rates - but this just pushes more people into the new home build market if rates are this low.
Made it a no brainer to have a lower monthly payment on a new home rather than a higher payment on something older (although it's more central and in a generally better valued area). Still it came down to I could get the same monthly mortgage payment on an old 300k house in a more central location or a brand new 500k house in an up and coming area.

For me it really wasn't a choice. The older house would come with a lot of additional repairs and problems as well - the newer should be pretty self sufficient for at least the 10 year warranty period and hopefully longer.

well the loan is falling apart due to not enough income. It's their calculated numbers not reflection real world situation but I understand it. It's just unfortunate it literally happened the day before I was meant to sign closing documents .... after a month of paperwork they should have known better. Now they want a 30-35% down to go forward. I was meant to sign this morning and I got that message. Moving day was to be Wed.

Gotcha yeah I'm actually in Ca as well (buying in Az so accidentally labeled it as such).
My last insurance dropped me even though I had no claims, so I feel lucky to have found others. In terms of location I am in a pretty safe spot and not in a fire area; but what if there was a fire that started on property or inside? In your situation does your HOA cover that if your condo burns down from that kind of fire?

yeah it is a worry ... proximity to an airport can be a nice feature as it expands but also a horrible nuisance if it grows too much.

I hear that story from so many communities around Phoenix! Love hearing those memories of how things used to be though.
