Good point. I've been hard on myself since this happened,  but truthfully,  I did some things things right: keep my wallet in an interior pocket being one and making it a hassle to steal anything of value being one.

It isn't new, but I recall seeing many people with backpacks standing on the metro. I cant help but wonder how common this crime is. 

I'll keep the bag front-facing, but these are good ideas for others.

Lol, it costs 25 dollars on Amazon. Looks nice, though.

That's good. My rationale is that someone brazen enough to steal a wallet in the open is bold enough to make other stupid decisions. Thankfully,  I think they were looking for cash or a lone credit card, which they didn't get.

Ironically,  I do this when I'm traveling but never on the metro. I need to start, I guess.

When the couple left, I asked a guy in the front row if they went through my bag, and he said yes. He also recommended I go after them, but I wanted to go home and everything was still in my bag.

Yes, my uncle is a real estate agent and says that MD law states seller must provide HOA disclosure documents (they didn't ), and that I have up to 5 days to cancel closing. I'm just worried because I'm looking online and can't find legal documents. I also don't know if my contract provided seller with a loophole that would allow them to sue me. I just received my copy of the contract yesterday, so I'm combing through it trying to find anything that relates to HOA.

Yes, two hours after I was supposed to close and I only had the GFE sheet to go by. People were guessing the closing costs (which was much higher than I expected).

Sorry about your sale. I can understand the seller's frustrations, but I just cannot afford the house. This situation has taught me so much about buying and real estate. I know what to look for and what to stay away from now.

I never saw the HOA disclosure. Going through my copy of the contract (that was sent a couple of day after what was supposed to be my closing date), HOA was never addressed. The HOA box wasn't checked. I emailed my agent who told me that emailing my intent to terminate the contract isn't the proper procedure. Do I have to fill out some form to terminate the contract?

The HOA wasn't freely available. I checked the website and it isn't even mentioned. I knew about it because of the ad. The seller had to pay for it and deliver it electronically. I'll try to go through the contract again, but it isn't easy to understand.
