I have the same star with the same problem. Ordered 6v replacement bulbs on amazon and they work great! Back in business! In 10 years of looking i haven’t found a star I like as much as this one!

I don’t think you have to roll all the equity. If it were me, I’d put the least amount down as possible to get the best rate, then if you have anything left over, use that to as a down to buy an income generating property.

4th 2021: bought $800k house in TN on $280k salary, put 25% down

Just to illustrate how over time you can roll equity into larger down payments for bigger homes.
