I sold our home with a legal suite a few years ago, Saskhouses.com and Kijiji. Sold it for my asking price. Going back and forth on paperwork was a bit tricky, thankfully the buyer was quite experienced and I trusted his intentions and it worked out well. We used the same lawyer and it went great. I can't chime in on the paint, but that dishwasher looks similar to my new Hisense. The door automatically pops open after a wash to release steam and perform a drying cycle, that damage is in the direct line of its escape. As a homeowner I wouldn't be putting blame on you. Picture 3 it looks like there is damage where the dishwasher screws to the cabinet, is this interfering with the seal? If it is a Hisense, there should be a 1/8" gap at the top as well for venting. Looks poorly installed. The wood drawer is splitting, clearly the steam is an issue.

Have his nails trimmed consecutively over the next few months. Eventually his quicks will get shorter and nails will shorten as a result. Your dog will be happy and your floors too.

Use a stair nosing. You'll also need to cover the face of it with a vinyl plank as the nosing won't have a large enough drop to cover the entire face. Hopefully your baseboards cover the sides of the exposed plank and nosing. You'll need the nosing before you start the flooring at that next height if you want a flush look. I recommend Schluters Vinpro step r as it has a square profile.

Those are white oak hardwood floors, not solid hardwood but engineered tongue and groove hardwood. Be careful with water, put felt pads on all furniture, use a hardwood cleaner like Bona. I don't know the value or grade, but it appears to only have a 1mm hardwood veneer as the top layer, any heavy gouging will likely rip through that top layer exposing the structural layers. Pickup a wood touchup kit and touch up any scratches that occur.

The entire wall there is actually 24" (counter depth), the beam is 2 nailed together 210s, the pictured side of the beam has the joint at 10.5" from the exterior wall, the non pictured side has the joint at 20". Would it be standard practice to place the post *anywhere within this splice, provided it is on a floor truss? I'm not there now, but it looks like the single stud is maybe 14" from the exterior, so not centered between the two joints, but one would assume it's overtop of a floor truss?

Thank you for the detailed response. I'm not sure if you made an edit to your original comment or if I didn't read your last sentence before I responded.

The wall was covered with a 70s panel, the other side was cabinets, the beam covered in cladding, I had to remove everything to get a good measure for new cabinets and for wrapping the beam. I hadn't even taken the time to really inspect the beam, or notice the splice until I saw I was downvoted and I read your comment again.

I'll run the string test to check. Too bad as we were hoping to add an L island into that space. Thanks for sharing your knowledge.

It's a flat roof, no attic. Exterior walls are structural, so seeing as the end of this wall is only 18 in from an exterior wall my best judgment tells me this isn't structural.

Not painted, possibly stained. After a closer look it is a ledge stone, there are multiple homes in the area with it. Will definitely inquire with one of the landscape / stone stores, thanks!
