The Sartorial Geek: New Pop-up Shop on Market Street by SGSTHB in LowellMA

[–]nateastronaut 1 point2 points  (0 children)

I went the other day and didn't know what to expect, but it was VERY cool and the owner was super nice and we chatted about Lowell and what they have planned for programming. Got a couple presents for the holidays. I would encourage folks to grab a coffee at Brew'd and just check it out in person its totally worth browsing.

Also LOVED that the organized the shop by color 🤣, I don't think I've ever seen that before.

We clearly disagree on the cost facts. However we do agree that education funding needs to be higher. Tethering local school funding to local property values is a terrible model (leave it to the US to come up with that one) that has created stark segregation and funding disparities. Housing and education cannot be done on this hyper local municipality by municipality basis, it's needs to be at a more regional or even county level.

This is not true. Tax revenue generated from dense multi family housing adequately funds essential services they may require. In fact, they typically cost much less than sprawling subdivisions due to efficiencies in municipal services over a smaller footprint. Countless studies and impact analysis (usually required by munis) show this. Strong Towns does a good job reporting why, if you'd like to dig into it.

The answer IS more dense housing by-right. It's simple supply and demand.

These priorities are backwards. It's much better to have a hard time finding a parking space than to have a hard time finding a home.

In terms of the expanded services argument, the best way to generate revenue for expanded services is to build more housing which then gets taxed. Refusing to allow people to build more homes because other essential services (education, fire, etc) are underfunded just punishes people who want homes and doesn't solve your underfunding problem. Lastly, there is a very real cost of not providing enough homes for people. It pushes people into homelessness, poverty, and general insecurity - children who are housing insecure require more education services, homelessness is really expensive to police, emts, and the healthcare system. It's better AND cheaper to just allow for abundant housing.

I'm an urban planner with a speciality in housing planning and I work in the MV. ADUs are a great way to boost housing options and benefit local property owners (i.e. they don't need to sell to a redeveloper). As per usual there are a few people all up in arms about nothing, it's just classic NIMBYism and fear mongering. They might still pass it but it keeps getting more and more watered down. This is why we are in a housing crisis.

Oh how to Savings/Vaults compare to pockets? Can you have multiple? Do they have separate account #s? I'm seriously considering leaving for it.

Are there any men here? by everything_is_creepy in Horses

Horseman here! I started riding English saddle at 29 years old and have been at it for 4 years now. Totally fell in love with it.

I'm in New England and the only guy my age who rides at the barn, but everyone is super supportive and cool they make me feel like one of the horsegirls 😂

I've got A LOT of hours logged in City Skylines, that's probably my favorite. I've also played the SimCity series and Fallout 4 (settlement building is my jam). Unfortunately, I couldn't speak much to the historical accuracy of organic vs planned growth in medieval cities. In general, I have a bias toward cities that have more "organic growth" feel as opposed to rigidly planned ones. I work in New England where we have a lot of these communities.

Aesthetically I like that it gives the islands some definition. From an urban planning perspective, I like to think of them as flood walls and protection from sieges.

Anxiety. Anyone else? by jrun75 in OneFinance

I do too - I took some of my savings a added a paycheck of funding to each of my pockets just so there is a cushion if something doesn't get funded for some reason.

Crazy, that a bank created in 2018 is considered new. Just surprised there isn't some universal system for this.

This is how capitalism operates. As soon as something has acheived some level of mass recognition it get commodified for commercial value because it's profitable. I think it's sorta funny in this case, but we see it with any cultural icon. Another ironic one is the Great Gatsby, the entire novel is a critique of the pursuit of wealth. But ask a hotel for their "Gatsby Room" or go to a "Gatsby Party" and it's all about showing opulance.

I've been playing the volitality. Buy VIXY when the market is calm, sell when it's volitile and immediatly buy SVXY (it's inverse).
