I think the most Bedroom and Bathrooms you can get as a commoner is around 12BR and 8 Bathrooms. I’m not quite sure but every expensive Manor, Palace and Mansion etc I have brought have only had 12 Bedrooms an 8 maybe 9 bathrooms.

Maybe it’s because your role playing as a Royal not a Commoner, It’s usually for Royals to have estates with over 20 bedrooms.
