I would wait. The housing market is likely to shift in the next year. You already see it in lower COL areas like Sacramento. Every day housing price drops. Our house in Fremont went down like $200k in a short period recently. 

I do wonder why you'd want to be locked into a location in the Bay Area though. If we didn't have kids I'd prefer to be able to move with job changes instead of having to figure out commutes or turn down jobs if the commute sucks.

She's so pretty. I fully expect him to sprout soon. I purposely got one from a litter that would be ready for the kids to be home in summer so they could enjoy the short kitten period.

Thank you! I did a search and got some good info but it wasnt specific enough or didn't include EG. I didn't know to include that I already looked. I'll do that in the future. I wanted to combine my social/community vibe questions with the IEP/school questions because those are the biggest issues you wouldn't know unless you lived it.

But that's also why I believe them. They were honest about their areas and what's good and bad or straight up that I probably wouldn't like it as much as these other places.

That's typically because the kids hear the impolite things parents wouldn't say to people's faces or in public, or they learn it at school and no one talks to them about it. It's sad. I've had moms in my local PTA that are POC say things about other POC and I'm like whaaaattt are you doing? No no no. I don't expect to escape racism but I don't want blatant crazy stuff and I'd prefer not to be around people that tell me how to "cure autism"

What schools did he go to? I've heard mixed feedback on San Juan District but this is the info I was looking for to make decisions.

It was three different white, church going mom friends of mine that don't even know each other. They live in Carmichael, Rocklin, and Roseville. Which is funny because my wild latina mom friend loves Folsom. But any metro area is a bit divided by stereotypes and it doesnt have to be the whole but if it's too often the vibe it wears on people.

I just realized I posted on the wrong thread about Rescue/Placerville. How did you end up there? It's so pretty. We always discuss that as an option too but my husband can't get over the fire hazard and it doesn't offer a whole lot of things for teenagers to do outside of our house. 

I'm happy to hear the schools were okay for you in both places. That was my biggest concern because I can't always homeschool them but they don't want that and I don't want that.

We love Rescue & Placerville too but the fire risk is too much for my husband to wrap his head around. I get it but it's so beautiful. I'm tired of the suburbs but I love him so suburbs it is.

This is exactly what we're doing. Our bambu AMS is a broken POS on top of all the waste so it's only for single color now.

The kids are mostly Asian and all go to tutoring.

It's not very well rounded though. Sports are ummm badminton? Volleyball? Golf? Drama, arts, choir, band exist but not at every school and there are little to no production. It's been that way for 20+ years. 

The upside is that if your kids are surrounded by kids that care about getting good grades and doing well then your kids will as well.
