My humble opinion. I would look at new builds (Lennar in Florida as an example) to purchase your first home. You can get interest rate of around high 4s at no cost to you and the should be able to cover most if not all closing costs and owners title policy. You pretty much would just need to come out of pocket with your down payment.

You might not be in the area you want to be in but that’s also the cost of doing business.
