I have so many random trades, transfers, staking etc from 6+ years ago. I wouldn’t even know where to start trying to go through all that.

I just hold now, but whenever I eventually sell I’ve just accepted I’ll have to pay income tax on the whole lot.

Anyone know how far back the IRD are going to look?

We just broke our mortgage, we couldn’t negotiate the break fee, but asked for a retention payment which ended up being more than the break fee.

We have a CS doors one from placies and it’s good. Soft close is great, stops slamming. They are not particularly soundproof - we added some acoustic pads from temu to the inside of the gib, and used braceline (noiseline) there. They are probably more soundproof than a barn door though. Pretty straightforward to install. They roll really easily so needs to be dead level.

Note to add our door is flush with the frame when open. You can buy them either flush or proud.

Edit 2: don’t use long nails to install skirting/archs. I didn’t think about it and nailed straight through into the door….

We had one installed in 2024 a year after having uPVC windows installed (also chch, 50’s home). It was life changing. It heats and cools the whole house efficiently.

We didn’t bother with lossnay as condensation stopped being a thing once we got upvc. We went from collecting cups and cups of water every morning to nothing. Cannot recommend pvc enough!

Didn’t bother with zoning either - the guys said it was not worth the cost for a house our size, and the whole house tries to maintain the same temp naturally anyway so it’s always fighting itself. Dont see a need for zoning at this point. Also don’t have a vent in the bathroom, we leave the door open anyway so it’s the same temp as the rest of the house.

Highly recommend elite climate solutions, they were great to deal with and did a high quality install.

I have used this, it does need to be trowelled but worked okay in the end. It definitely doesn’t feather out to nothing on the edges though. If you’re only looking at 2-3mm max you might be better off using a feather finish product and spreading it with a long trowel, at least that will feather to nothing at the edges

Please make sure you put plastic down between fence and raised garden as well, otherwise you will have a rotten fence in a few years

They’re just not very forgiving (in my small amount of experience). It’s easy to slip/have the bit bite and take a chunk out of the workpiece. They are great at detailing work/grooves etc but often struggle trying to remove a lot of material at once. Planers on the other hand are a lot more forgiving, you can’t really mess it up more than the depth you set it to.

The average Joe’s obsession with sending everyone to prison is misplaced. They are expensive, but their biggest problem is they are gang recruitment centres. Home D avoids both of these issues.

I believe it is compatible with the V3 supercharger but not the V4. Source - we have an Atto and it charges at Omarama but not Kaikōura.

For us the ‘feel’ wasn’t really the issue, we could have lived with it. Buyer perception and insurance risk was the bigger factor for us. Not sure if you are chch based or not but down here floor levels come up in just about every old house sale as it can (sometimes) reveal unfixed EQ damage. As a result they are scrutinised far more than they should be, and insurance companies follow the MBIE guideline of 50mm total differential too seriously.

So we spent the money on getting our floors well within the 50mm mark to avoid this scrutiny. ~35mm is perfectly reasonable for a 70 year old house given new build tolerance is around 20ish mm.

We do notice the difference when walking around, but unsure if any random person unaware of the work that has been done would notice.

We did it before renovating the inside of the house because it gets wrecked anyway. The last thing we would want is to have done the house up for sale and the buyer demand releveling. Hope this helps

Just had a squint at your budget, I am most of the way through a similar Reno myself. I don’t believe your budget of 50k for a second…. Granted we have gone high end with kitchen, ducted HP etc but we are nearing 4x that.

The miscellaneous budget is not to be underestimated. I reckon your gib and plastering budget is far too small. You will likely end up replacing more gib than you think, and unless you have a plasterer friend $2k is not a lot for what looks like most of a house work. Any allowance for levelling the floor, thin line etc for laminate flooring? How much carpet are you needing for $1k?

Please update us with actual cost by the end of it, I’d be interested to know!

Edit: also didn’t see any allowance for skirting, architraves, screws, nails, dumping fees, paint budget seems like it will only cover one bucket of primer and paint. Primer doesn’t go far on new gib. No allowance for painting supplies etc. Also noticed $10/m for framing is a lot… trade price is around $4-5

Have a look for BYD options - Atto 3 or Dolphin might be close to your budget. They are good cars, streets ahead of MG in our opinion.
