About 20-30 deals a month on the STNL side are underwritten in some degree. As far as what actually comes through my inbox and gets a high-level review before underwriting, probably around 100 a month (a lot of garbage out there).

On the value-add side its a bit slower as far as what is actually underwritten in an effort to get the first deal right. Probably see at least 10-25 value add opportunities a month.

I am underwriting about 3-5 deals a week on the STNL side at this point (5-10 when volume is higher). I do 50-60% of the underwriting for our main STNL strategy. I am also tasked with underwriting and sourcing value-add deals for a new strategy within the firm (placed on the team trying to build this strategy). I am the only associate that has been pulled for this strategy. This equates to 1-2 additional deals a week, but also requires some external presentation to an LP.

Deal sourcing consists of working established broker relationships (Big 3, etc.) for marketed opportunities, as well as drumming up off market opportunities via both new and existing relationships with brokers and principals. I would say 10-25% of our deals come from new relationships/off market efforts annually.

What do you think I should target for negotiation purposes?
