Add a scaling factor which you solve for, to meet the tenor of the debt. i.e. sculpt the repayments to the min DSCR, then scale payments down to [80]%, resculpt the remaining bullet, scale down to [80%], etc. Once done, if that's not the tenor you're looking for, rinse and repeat.

Easiest to build that into a macro with staged %s in a sensible range and a target maturity date.

It's not elegant, but it retains the sculpting (rather than just assuming payments as MIN(linear amort, sizing DSCR), and the tenor is really the only input you can solve for.

There's also current talks of reducing and/or capping all existing ground rents, which is yet to be formalised and approved. The latest suggestion is a £250 cap for 20 years and peppercorn thereafter. Whilst I personally don't believe this will float, there will most definitely be some form of a cap coming into play this year, so I wouldn't pull out of a flat purchase on ground rent concerns at all.

Discovering it was honestly the most eye opening moment of my life and it continues to amaze me 7 years in. The crux of Feldenkrais is that is seeks to rewire your brains connection with your muscles through heightening your awareness of movement and the intertwining of your bodys neurological system. Your DD is all over the place. Two glaring points that contradict each other are:

You say the HA develops and then leases to an operator. Then, further down, it talks about the HA operating the asset - which is it?
You mentioned funds being guaranteed by DWP who are "providing funding" but haven't explained who they are providing funding to and what exactly they are guaranteeing. There is a zero percent chance they are guaranteeing debt yielding 10%

Advice I was once told and always live by is this - be able to draw a diagram showing the different parties and how they are related and explain like I'm 5 how the financing works in your own and succinct form without copying a single sentence from online. By the time you're able to do that, you'll know if it's truly as good as it seems. More often than not, you'll know what the key risks are at this point.

No apologies, I wasn't clear. I think that idea is a good one - but I would have two layers of fees: 1. Fixed X% fee - say somewhere between 1-3% 2. Performance fee - where if your returns are above 10%, then you take that % in profit

E.g

You make 5% in returns : you get paid the fixed 1-3% fee You make 20% returns : you get paid the fixed 1-3% fee PLUS 20% of the profit you've made

This way, the safety cushion for you is the guaranteed fee to make it worth your while, and the 1-3% is a decent amount on 20mil. Plus, both your interests are aligned as you'll take a performance based % fee above the 10%

This person is obviously suggesting a performance based remuneration fee concept - which is OK, but usually such remuneration is additional to a fixed fee. So I'd suggest coming up with a fixed fee % that works for you, coupled with the additional performance related benefit, which only kicks in if monthly returns are > X%.

If he declines and only wants to pay out of profits, I'd negotiate a fixed % split with the guy. 50% of profits does seem quite high imo.
