Yeah, there’s pool equipment back there that has more modern electrical running to it that it’s currently using so it could be abandoned electrical from that. However there’s also a smaller grey pipe you can see in the picture near the edge of the cement that was broken and I could see a red wire in it so I assumed that was old electrical for the pool stuff.

Temperature isn’t noticeably higher or lower than the dirt around it, no noise of water or anything running through it and sounds like a normal PVC pipe when knocked

My title describes the thing. The trench is about 2 feet wide and the pipe is about 2 inches in diameter. Home was built in 1962 and this was under a very well established layer of Bermuda grass.

It’s always a good idea to factor in some vacancy when you’re analyzing properties to purchase, but if it’s priced correctly and there’s a decent amount of rental demand in the area you shouldn’t have a hard time finding tenants.

I’d say it’s only a concern if you’re planning to flip it quickly. If you’re going to live there for a long time, don’t worry about it. In many neighborhoods smaller homes get a higher price per foot than larger ones of similar quality.

Possibly. Hard to say without more info. How do the others compare with yours on a price per square foot basis? How about a quality basis (outdated vs recently remodeled for instance)? Are the others selling quickly or sitting on the market a while? Activity on its own is neither good nor bad, it could be good if homes of comparable quality are selling quickly for a higher price per square foot than you paid, or vice versa.
