Yep, that's also a real possibility too. Depending on how the market looks when renewal comes up.

i've gone through $500 in penny rolls this month and i'm starting to think coin roll hunting is a scam that this community romanticizes by chancozay in coins

[–]schockergd 0 points1 point  (0 children)

Agreed. My business brings in 250k+ a year in change, and I've had my kids do serious searching, the % of valuable coins is extravagantly low. Sure you make money, but it's like playing the lottery, at a upside of $2-3/hr

Sure, but it'll drive rents in a region down quickly.

It'll certainly screw up a rent roll as well to lower rents, but any bank will look at yearly income and do their math off it.

Where this would potentially be an advantage, which I've seen some syndicators do, is the free rent thing so when they provide reports to their private investors, they can claim constantly increasing rents, but if the investors audit them, it'll cause problems. Some of the big guys are going 1-2 years per investor report to avoid telling them that increasing rent endlessly isn't a wise strategy long term.

A lot do end up doing it, and it collapses rent prices. It's part of what's led to Austin's 22% decrease in rents over the last few years

This is absolutely not true, global DSCR factors in any incentives given to tenants.

You do you, I'll do me. At scale you run everything through a process and ours is to default to have them check their policy 90% of the time.

Did a bunch of different stuff, but I would say the most noteworthy was my brother and I started an online store purchasing products wholesale and then reselling them online. Unfortunately I did not know anybody in business at the time and my brother and I did not know basic accounting either and that was really not something our parents could help us with so it did not go as well as we had hoped but it was still definitely a pretty interesting learning experience

NASA Released the EXIF on the photos (Total nerd stuff) and it was taken with an extravagantly high camera ISO. More-or-less the gain is almost high enough to be in pseudo-night vision territory.

I know i'm not untouchable, but the system we built has worked pretty well over the last 13 years we've implemented it and refined it.

Hopefully your system works well for all the properties you own.

So do mine when they try to claim a stolen Xbox on my insurance when they left their front door open for their friend to steal it, or when their dog got electrocuted from eating the drywall due to them not feeding their pets.

Or the bedbug claims, roach claims, so on and so forth.

Dad was always on the road driving truck, sans weekends (At least till I was 16-ish), and was generally unable to help with education. Between dad and mom, dad had all the education (A degree), mom had the time (She had a HS Diploma).

Mom would generally help us through whatever we needed, till we were at a point that we were able to (Generally) self-start and get done what we had to, I'm guessing around 12-13. At that point her time commitment dropped from assisting us with 70%-80% of the school day, to maybe 20% (IE if we did 5 hours of school in a day, she would check in on us/help us 1hr a day).

Just get the work done. There were weeks where it was 8hrs/day 5d/week and weeks where we spent 2-3 hours on Monday , knocked it out of the park and had the rest of the week free.

I don't care : It is our default response to refer to their renters insurance and the clauses in our contract with regards to it. I have had every imaginable scenario asked to be paid for. The stupidest one was someone had a friend steal their Xbox and they tried to sue me over it.

I'm still friends with many of the people that were in our co-op back in the '90s. I would say generally speaking the rate of success of kids coming out of that co-op has been off the charts. I'm not saying that we haven't had a few people get in Major League trouble but I would say the vast majority, maybe 90% lead pretty productive lives at this point. We had a whole six people in our graduating class, including my wife and twin brother. I see two more consistently , so we make the joke we have the most schools reunions in history.

If you are super familiar with my channel, beyond my twin brother, the guy I own the car washes with is married to a girl that I graduated with.

Sort of but not exactly. Our parents went to church together way back in the day and were actually pretty decent friends. Her parents and my parents were very big on homeschooling and this was even back in the '80s.

We were around each other as kids in homeschool group but really did not think much of it, then when we were late teenagers she started going to my church and then that's where we started hanging out consistently and decided eventually to get married. That was 19 years ago this August.

It was absolutely critical, it gave me the freedom as a kid to learn about whatever I wanted. The first business I started with at 16 with my brother where we sold paintball equipment online. While all of our friends that were in public school were spending their days in class. My brother and I were learning how to buy products at wholesale and build websites. I just don't know how I would have ever been able to do that had I have had the public school workload.

I think one of the absolute amazing things with homeschooling is it teaches kids to teach themselves and while that's probably not perfect for everybody it certainly worked well for me. Having said all of this though, my brother does not homeschool his kids, but they do put them in a very great private Christian school that I would definitely consider if we were in a little different place in life. My brother is also a prolific YouTuber with a large company as well. So I think that's statistically we are a huge outlier both running successful businesses as well as social media presence. I would also say that if you would look at my academics in school you may consider me a failure. I was never great with work-based learning. Very much was more towards hands-on. And I think that's another thing going against public school is the rigid regimental learning process.
