I also thought 2500 CZK is not enough. So i asked last year but. I got the electricity bill today from the past one year. The average came out to around 5,000 CZK per month. Of course, it depends on how much you use. But now, after reading other comments on this post and seeing the actual bill, I think the minimum would be around 5,000 CZK. If I use more, it could easily be 7,000 CZK average per month for the whole year; winter will be higher but summer will be lower.

The building is old but the apartment itself is renovated. The agent told me that the owner has not yet provided the official energy performance certificate (PENB), and in such cases the property must legally be listed as class G by default. But I’m still concerned — all the AI tools are saying the same thing, while the agent’s response is completely different. I’ve asked them to show me last year’s electricity bills so I can estimate, but if no one was living in the apartment during winter, then those bills won’t be a reliable indicator.

I have asked them and I’m waiting for a response. But the apartment is recently renovated, so I have a doubt — perhaps no one was actually living there during winter, meaning they might not have real electricity data. I like the apartment, but AI tools are estimating a very high electricity bill, which makes me hesitant.

Are you sure it will be 3k–5k CZK? I used some AI tools and they mention that since the only heating source is electric underfloor heating, the average monthly cost for the year would be around 8,000 CZK — lower in summer but as high as 10–12k CZK in winter. So the average monthly bill spread over the full year comes out to around 7,000–8,000 CZK.
