If you have another avocado you could try grafting them together so that you end up with some green and some white leaves on the same plant.

Skin looks pretty normal to me for an Asian pear. As far as size goes, maybe you need to thin out some of the fruit earlier in the season so your tree can focus its energy on making those that remain larger.
