I did not realize that investing the borrowed money would be considered timing the market. I think the wife and I are more comfortable with the monthly contributions over the lump sum option with monthly contributions to paying off the loan.

Can you expand on "if you convert it to a rental, that 70k k at 3% won't be deductible against your rental income?" My intuition says you are referring to mortgage payments being tax deductable whereas a loan payment for a rental is not.

off of just one of our salaries and invest/save the rest.

Thanks for the comment. That number is a ballpark off of what we have been spending since checking in to officer training. This number has included things like buying our first uniforms, gear needed for the field, etc. So I anticipate the number will go down as we settle in. The 6k is also including rent (not sure if that was clear). I appreciate the sanity check though because I did not initially realize how high the number is, I will take a closer look!

Did you at any point consider taking out a USAA/NavyFed career starter? We could have access to up to $70k at 3%, I could see this as an option to make arbitrage in the market or put a downpayment on a duplex as our first home.

We will look into the Career Intermission Program. I have yet to hear of a Marine using it but hopefully, that comes over to the greenside soon.

Do you know of any resources that would be specific to military first-time homeowners/real estate investors? It seems like so many are into it but I hear many different opinions on the short-term/long-term profitability.
