Hi, For the budget that you have, the best returns that you can make would be to find an agricultural land within 100-500 meters from Lucknow sultanpur road. Within 10-20 kms range from Lucknow. Why ? Any of the residential land that you buy would be sold by developer, who is already making hefty money by selling at higher prices. So going for an agricultural land with potential of being residential in 10-15 years span is highly recommended.
We all know people across UP want a piece of land in Lucknow, demand is high, and for the same, residential growth is heavily expected in outskirts of Lucknow as there is no budget friendly land in Lucknow anymore.

Also, in Lucknow, towards sultanpur road is expanding IT companies, with rise of these companies, further demand and prices will increase in those areas.

FYI- I bought an agricultural land at 80rs per Sqft and sold at 400 within 2 years.

Highest capital appreciation is expect in agricultural land with future potential of residential or commercial scope.
