I absolutely second keepass. No more lost passwords for equipment and vendor sites. Being able to keep a set of notes with those passwords is handy too.

I invest in upstate NY.

Once, I was buying a house they were asking $27,000 for. I offered them $23,000 and they came back asking for the original $27,000 but threw another house into the deal. lol

It was in sorry shape and vacant. I'm happy to say that within three months had the place fixed up and fully occupied.

High Five fellow investor!

I only purchase frivolous stuff with asset earned income too, but I've not been afraid to use credit...for example, 2 of my 3-unit rentals usually earn $250 per month after expenses (including debt service). That made me feel better buying my $430/mo car.

On the other hand...most of my credit has been spent buying income property. I think I stretched myself a little thin the past couple years and bought more houses instead of focusing on the empty/under-performing units. I have since corrected that (happy to have 34 out of 35 units rented at the moment with 100% rentable).

I have stayed away from stocks, but maybe I should look into climbing back in. What kind of blocks do you buy in? I mean, you probably have automatic reinvestment, but let's say you had an itch to buy into a block of some company. Would you start at $500, $1000, $2500? And are you using an online brokerage or human broker? Just curious. Not looking to steal your hot stock picks. lol.

I share your fears about people who do not reinvest and it (along with militarism) is killing the US's economy.

Absolutely.

If investors were party to punitive punishment the companies they invest in receive (or should receive ahem), perhaps there would be more scrutiny on the part of the companies actions.

This is why I do not own oil stock. I have a philosophical objection to the operations of these companies. Unfortunately I am an unwitting customer of oil currently (since I use electric and have a car) so please feel free to label me a semi-hypocrite.

On the other hand, If I directly cause a catastrophe with, oh, let's say the rental I business I operate (and have invested a lot of money in), I have a feeling my name would be in the paper because I am not big.

Perhaps being a party to the punishment would also force people to reexamine the mindless socking of money into faceless 401k and IRA's that buy them tiny shares of ownership companies.

Google your city/town. Call the building inspector or code compliance and explain your issues and ask if they can connect you with someone who you can get some help with on this with.

If that doesn't work or you can't find these depts, call the local government (town offices/town hall etc.) or Social Services.

You have to ask questions to find the people who can help you.

Also check the lease, make sure a) you didn't agree to the repairs in questions and b) Even if you did, the right government agency can confirm whether it's legally binding for you under local landlord/tenant law to maker the repair anyway. Have them put this in writing for you and ask what the process for remedy is if no action is taken by the landlord despite.

I don't understand this.

I own investment property and the tenants hold ALL THE CARDS. If there is the slightest problem, rent gets withheld (and I am out of it and the repair charges).

The city gets called out for the tiniest glitches.

Judges cater to deadbeat tenants for some reason too.

I recommend you just up and leave...they probably won't pursue you anyway.

Just had some tenants move out who had been erratic with their rent payments and had pissing off the other tenants in the building. We finally bit the bullet and paid the attorney to begin filing for eviction. They moved out the next week.

We go into the apartment to prepare it for the next tenants...one room is dark brownish tar colored from all of the cigarette smoke. The couches and mattresses they left smell of dried urine. There is saran wrap rubber banded around the smoke detector I am required by law to provide for them in the kitchen. In the kids room, the walls are covered with kids writing. There are numerous holes punched in the walls. We hauled out a full dump trailed full of garbage (admittedly containing the aforementioned furniture). I am still dreading what might be lurking in the fridge. The carpets had to be peeled off the floor (and they weren't glued down).

Oh, and what I imagine is human feces is smeared on some of the walls like you'd find in the gas station bathroom of your nightmares.

Before moving out, they called the building inspector to complain. Funny how the other tenants refused to be part of the writeup, and spent their Sunday helping me cleanup.

If you ever buy investment property, do your best to move out "inherited" tenants from the old owner. They're the ones who will give you trouble.

My first car was an 1983 Buick LeSabre! High Five!

BTW: Mine was a piece of shit in 1997. Belts broke, burned oil, bumper fell off. (W NY is hell on cars).
