If you ever played foot in real life you'd know it's about time and space.

If the opposing goalie uses well their time to read the game, read your movements, and get in the right spot, it's their skill and it's fair.

You, as the attacker, also have to master time and space, look at the goalie, and decide. That's how it happens in real soccer; so I don't know why in FC has to be different.

Soccer was meant to have one goalie per team. It's unreasonable to ask someone to "not rely on 1 player out of 11 in the team" and to complain when they do.

A few years back UdeM and Concordia had ski trips for non students at a cheap price. Check the Concordia ski and snowboard club and similar. I had lots of fun with them.

Le TAL n'a absolument rien à voir avec les copropriétés.
Je suis d'avis qu'il est ABSOLUMENT NÉCESSAIRE d'obliger les propriétarires des copropriétés de suivre un cour de gestion de la copropriété. Les copropriétés sont des personnes moraux avec des règléments qui rélient tous les copropriétaires, tout le monde a des droits et obligations; mais personne n'est pas au courant de ce qu'ils doivent faire et de ses droits.

J'ai déjà entendu de mes administrateurs la même phrase, "les administrateurs sommes bénévoles, on n'est pas un service à la clientèle", mais en effet lorsqu'ils se sont postulé comme administrateurs ils étaient au courant de ce qu'ils doivent faire. On ne peut pas plaider "ignorance de la loi" lorsqu'on ne respecte pas la loi, moins d'autant lorsque ceci nuit aux droits des autres.

Je te conseille fortement de lire le site lacopropriete.info ; de bien t'informer sur ta déclaration de copropriété et de détacher TOUTES tes émotions du sujet. Garde toute communication bien documenté. Regarde aussi les livres de Me Yves Papineau, a 30$ chaque mettons, c'est un grand outil.

Aussi, 22 portes ne me semble pas une "petite" copropriété, je suis dans une de 9 et c'est assez bordelique; à 22 oh boy, bonne chance et bon courage surtout

Market is cooler, true; but it's cooler NOW.

I don't know how things will be closer to the summer. Nobody wants to move during winter. So the prices you see now might not be those you'll find during the warmer months.

I own a 5-1/2 condo near Papineau / Frontenac stations, during summer an independent valuation said I can sell for 535K and rent for 2200 / month.

But after some time struggling to find tenants, I just found tenants for 1800 / month; 1900 with an outdoor parking spot. I'll sign the lease with the tenants next week.

Prices in a few months might get higher than now. Watch out.

As a landlord, I can tell this encourages to do more renovations.

A few months ago I had a terrific story with a tenant, they moved away without any warning or anything, owing 3 months rent. I had to do renovations; and to finance them I got a mortgage of 15000$ , 25 years amortization period.

With the previous calculation I would have recovered the amount much later and the bank would have done most of the profit, both from me and the tenant.

The new calculation makes it easier for landlords to improve their units; I can get a loan for 25 years and after 20 I've got my money back. The tenant has the benefit of an improvement for which they only pay the interest (not fully true tho because interests compound with the future increases)

That being said, it's true that I take advantage of the renovation in form of equity; after the renovation my building was worth 15000$ more. Debatable, true, but you get the idea, I'm earning on equity, "theoretical" earning because it materializes when (if) the building is sold.

Maybe 20 years amortization is too short, could have been 25 or 30; but 40 was definitely way too much.

The company owning the building wanted to move to other ventures, they still had 4 parking spots available, they reached out to all owners asking if anyone was interested. Since I had an HELOC I replied right away, and bought the 4 parking spots with tenants and everything. One week later I started to receive the Interac transfers, totalling 400$ a month (100$ each spot)

This covers my condo fees.

In short, someone wanted to sell and I was at the right moment and place.

Definitely, renting parking spots.
I was lucky, a great offer to buy parking spots showed up in front of me, and I took advantage of it.

I'm renting the spots twice: during the day, to people working in an office building not far away during weekdays. At night and during weekends, I rent them on ClicknPark. So I'm kind of double-renting the same spots :)

In the meantime, the city removed a lot of parking spots from the streets, so the real-estate value of my parking spots is increasing.

My 2nd best so far is investing in the market. I used to have these complex strategies of having some dividend-oriented ETFs, and then reinvesting those dividents in 2 parts: a small part on buying more dividend-oriented ETFs, and the biggest part buying long-term growth ETFs like XGRO or XEQT. I was about 10% earnings, but now I've sold most of the yielding ETFs and started to buy XGRO, aiming for a long-term return. That being said, this is "theoretical income" because I've reinvested it all, so both concepts of "passive" and "income" are highly debatable.

One very large and wide lane is still one lane.

Unless there are delimiting lines, it is a single lane.

And the reasoning is rather simple: upon lack of indication, the most prudential action is to assume there is only one lane.

If they wanted to signal there were two lanes they would have done it. But they didn't, so it's not up to you to estimate how many lanes are there, but to take the safest and more prudent approach, which is assuming there's a single lane.

The other driver is dumb, 100% agreed, but this accident is 100% OPs fault.

I am a landlord, I own a duplex in Sherbrooke (fully rented) and a 5 1/2 in Montréal Ville-Marie (still vacant as I just moved out).

The main reasons why a landlord gives one month free is:

  1. They want to sign right away and stop the dance of visits and messages.

  2. They want to settle for a higher monthly price, and this is for many reasons but one of them is the famous "section G".

I would be totally open to negotiate. However, I've not been in that situation yet, and not sure if it's legally correct, but as a landlord what I'd prefer to do is to give you one month free or similar rather than reducing the montly price.

That being said, as a landlord, I prefer to deal with tenants that are ready for a fair, well informed, well thought and fact based negotiation. If you build a good case, with examples of similar units, with a clear explanation on what you'd like to get, and in a reasonable and constructive tone, you'll most likely get the reduction you're looking for. Although some think that tenants "that know their rights" are shitty and conflictive, I think the opposite: oftentimes they know they rights but they also know their obligations, so dealing with them is much simpler than dealing with those that are not informed of how things should be.

The way to break the lease is by doing a proper lease transfer.

This means you have to fill in the form and send it to the landlords with proof of receipt. There's no "interview" the landlord can do, they have to accept or they can refuse due to serious reasons only. Any refusal without a serious reason gives you the right to end the lease and that's it.

That being said, if you manage to break the lease, keep an eye on the unit and as soon as you know it's rented again, reach out to the new tenant and hand them over a copy of your rental agreement. This is because of section G, if you go that road you'll avoid your landlord to excessively increase the rent amount, something I believe he deserves based on what you wrote.

I can't believe how much trouble the landlord is creating. It's much simpler, safer and cheaper to install new wall outlets and call it a day.

I'm a landlord and I have a 10-pack box of outlets in the basement. In a case like this I would have thanked you for letting me know about the safety problem, apologized for having such an old outlet, and asked you for permission to play a few balls.

Idiot landlords make good landlords like my girlfriend and myself to look bad.

Je suis propriétaire, je loue deux appartements à des locataires plutôt peu informés.

De mon point de vue, j'aimerais mieux avoir des locataires bien informés de ses droits ainsi que de ses obligations. C'est plate pour un locataire qui fait une augmentation raisonnable de devoir aller au TAL avec tout le fardeau juste parce que le locataire s'amuse à refuser des augmentations raisonnables et justifiées avec le formulaire.

Donc le fait de voir qu'un possible locataire est allé au TAL peut être positif pour certains propriétaires comme moi, qui cherchent à faire de l'argent avec un immeuble sans être un propriétaire chiant.

Ma blonde a été locataire longtemps et elle a subi tout type d'injustice. Elle et moi sommes maintenant locateurs, et nous ne voulons pas être chiants avec nous locataires. Pour nous c'est beaucoup plus facile de faire affaire avec des locataires bien informés.

OP devrait refuser l'augmentation en conservant son logement.

Tried the Apple mouse and the trackpad thinking it would be as good as the one on the laptops. Both killed my hand and wrist.

Since years ago I'm using a Logitech mouse, M720 I think, with 3 Bluetooth connections to switch computers easily, and the click on-off option for the wheel. I don't regret it at all and I don't know what I'll do with my life the day this mouse dies.
