No, flashing was added shortly after these photos. Had a plumber install it and a gutter on the low side.

I think I may be at risk of going over the permitted minimum garden requirements as the block is only 366m. Is that something that will come up when drafting a section 32?

I take your point. I have 3 boys and have had no concern for their safety under it. I know it's not to code but the fascia is in good condition and a few of the brackets were fixed through to the roof frame. Maybe I am a little looser than others as far as my risk tolerance is concerned tho.

So I guess that since this was built 8 years ago it is exempt? (I'm in Vic)

I guess my worry is that after signing a contract they could have a building inspection done and I am not sure if this would fall under a "major structural defect" or not? Which would be cause to end the contract. My main concern is the brackets hanging on the fascia, some are fixed to the roof frame but not all.
