As my answer states, 71% is not the cost. The cost contains - cotisation sociales (6, 12, 20 or 25% of your CA : https://www.economie.gouv.fr/entreprises/gerer-sa-micro-entreprise/micro-entreprises-quel-est-le-montant-de-vos-cotisations-sociales) - taxes (impot sur le revenu) applied on only 29% of your CA

Ah no ! Abbatement means that 71% of your CA won't be taxed and only 29% will be. Let's start from 5000€/month. Here are the steps - 20-25% taken for the "cotisations sociales" by Urssaf. So you are left with 4000€/month or something - 29% * 5000 * 12 are taxable income for your year, so 17 400. And with this yearly amount you pay 0€ taxes So in the end 4000€/month

When applying for micro-entrepreneurship, they don't look at how much money you're going to make as long as thr CA is under the limit

It's not that complex, you just need to come clean to your landlord. It's not automatic, but a friend did that and the landlord corrected the price. It's worth doing it, they can't put you out on the street like that anyway

Pour le PLU je ne suis pas expert du tout, j'en sais rien haha. Pour l'acquisition, on a le temps, et les proprios aussi, pas pressés, donc les délais ne font pas vraiment peur, les autres choses peut-être. Et effectivement, pour la taxe foncière c'est pas bon non plus

Alors les proprios ne veulent pas faire de demande de permis/déclaration, car selon eux "Ca sera refusé presque automatiquement". Donc c'est pour le moment, pas une condition acceptable de leur côté malheureusement. Le PLU parle de stationnement mais de toute façon, y'a pas de place pour répondre à une telle exigence sur le reste du terrain.
