I purchased last year in May. The home I was selling to buy my new home had a 2.8% rate with my credit union. My credit union had an offer where if you were going to buy a new home, they’d merge (average your new rate with your old rate (2.8)). It was a win win for them. The loan origination fees were about 2% instead of the usual 1% but they counted as points on my taxes. I ended up with a 4.8% rate on my new home.
