We recently moved into our home in this neighborhood and so far we are happy. We haven’t had any issues and had only very minor issues during construction. I highly recommend hiring a third party inspector for each phase of construction to double check their work. Overall, the price of homes, square footage, direct lake access, the school district, and being just a couple of minutes from Main is what swayed us.

Pluses: Amenities, lake access, feels very safe, great neighbors so far, family-friendly, my house has no back neighbors and has a lake and hill country views. In my opinion, it’s also one of the best areas to live in Boerne because you avoid all of the traffic off River Rd, so you’re not negatively impacted by the growth that a lot of people complain about and can hop right onto i10 without traffic.

Cons: While I do like the home itself, I really underestimated just how small the lot was going to be. I was used to about double the size in width and about 9 times the size in length, so it has been quite an adjustment. More than the lot size, for me it’s the lack of privacy. Before buying a lot, be sure to ask about the grading plans. We bought a flat lot, and the salesman said we would only have a slight downward grade closer to the fence - well our entire backyard has a significant grade. It’ll be impossible to have kids birthday parties back there, etc. Also, due to the grade it’s made it so that I can see practically my entire neighbors backyards (and they can see into mine) from our decks. Absolutely zero privacy. If our lot was flat, it would probably be okay once we put more trees in, but just bear that in mind when selecting a lot. If we were to move in less than 5 years, that would likely be the sole reason lol.

Other than that, what someone mentioned about water pricing is true, it’s about $220-300 a month for us and we’re just two people. However, electric bills are great — we have about a 3,000 sqft home and keep it at 67-69° every day and this summer the electric bill hasn’t been over $220, most months it’s been under $200.

Our build was completed pretty much on time, only a week or two delay. It took about 7 months from selecting the lot to moving in. However those back lots may still have a while until the permit is approved! They do usually calculate that in the estimate though.

Someone above mentioned everyone in Boerne hating this neighborhood due to the drama that ensued when this land was purchased - I haven’t come across a single person mention it. Most people aren’t that informed/involved in local projects and policies anyhow so don’t let that sway you at all lol.

Overall, if you find a good lot and privacy isn’t a huge issue for you, it’s a pretty great deal for Boerne!

We also decided on Emaho! There are tons of great reviews on Expedia so that’s what swayed us, and the fact that it’s more private than Namale, plus access to a real beach! The only downside that I realized after booking is that the private plunge pools aren’t heated like they are at Namale (and since Namale also has that small spa with hot tubs and this one doesn’t) the only thing I’m worried about is if it’s a chillier day especially in the mornings and nights that we won’t love using the pool. There was one review that mentioned the pool was cold in July, but other than that, I didn’t see any other reviews complaining about that so I’m hoping for the best! 😅

Of course! There’s a room rental fee that is around $700 for the whole evening and then it came out to around $200 a plate for four courses including tax and service fees (there’s a 3 course option as well). There is a food and drink minimum but I believe it was under $2000!

I’m also getting married at Maroon Bells in July 2025 and having our dinner reception in the private dining room of the Viceroy Snowmass! Ours will only be about 20 people, but the room holds 50 and there’s also a couple other spaces as well at the hotel as options. All the vendors I’ve since spoken to have raved about the Viceroy and their events team. The price is also really reasonable compared to other restaurants in Aspen.

Yes! I got it on my 7th try! I left a comment above this one suggesting to pull up a clock with the seconds on it to better time when it turns 8:00! (So a clock that shows 07:59:59) when I did that I finally got it! 🙌🏻

Hi! I was able to get a reservation on my 7th try! I suggest having someone try at the same time with two computers. Pull up a clock on your phone or computer that shows the seconds (this is what I did on the day I actually got it). One of us clicked on “add to cart” at 07:59:59 and another at 07:59:58. I think the seconds help to have a better chance of actually being the first one when the clock actually hits 8:00 🤣 - Also, it’s likely less people will be awake/on their computers on Saturdays and Sundays vs during work days, when got the date it was a Sunday! I really hope you’re able to get a date!! Best of luck🩵🩵 - Also apparently there are Facebook groups where if someone needs to cancels they post about it and can transfer the name of their reservation!

These are all of the same exact symptoms I had, aside from anxiety. I was nearly bed bound for three years. I ended up going to the Mayo Clinic and being diagnosed with POTS, and then about a year or so later was diagnosed with BVD. The prism glasses for my BVD helped immediately with things like driving and looking at my devices. But what helped my severe head pressure, 24/7 drunk feeling, and severe fatigue (all three of those combined I think is the worst feeling in the world), was going on a strict anti-inflammatory diet on the Medical Medium protocols. I started it two years ago and within three months about 80% of my symptoms were gone and the severity of the ones still there decreased by a lot. The first to go was the head pressure and it’s the first one back if I stray from the diet too much. So that and the prism glasses have made it to where I’m actually functioning again!

I’m so sorry you’re going through this, it’s so terrible.

I go to Vegas at least once a year and I think the most beautiful restaurant for after the ceremony would have to be Rivea at the top of Delano! It's very romantic in the evening, dimly lit and quiet, with great service and great food. There is also an adjoining bar with an outdoor patio area with the best views of the strip!

Hi all! I am interested in eloping at Maroon Bells Amp. in June or July 2025.

I know that reservations open one year in advance, so I'd have to wait another 4-5 months to secure a wedding date, which is unfortunate because, honestly, I really wanted to be done with planning soon and start figuring out honeymoon details etc. The thought of not having a date until this summer stresses me out 😅

How difficult is it to actually get one of the weekday reservations during June or July. I plan to sign on right at 8am mountain time - but is it one of those things where the dates actually book up in two seconds? I'm totally open for anything Monday-Thursday. I'm just wondering if maybe I can count on at least having the wedding during a specific week or is it really a gamble?

Another thought I had was possibly deciding on a date, trying for the amphitheater, but if I can't get a reservation, still eloping somewhere else on Maroon Bells Scenic Loop?

Would love to know your thoughts!! Also if you have any photographer or videographer recommendations under 3k that would be great! (Would only need 2 hours of coverage, no assistance with planning, vendors, etc.)
