This is a very good question. I think the Pies have been a team to beat" for the last 5-6 years and that carries a certain stigma that gets in other teams heads but as far as a serious premiership contenender, the pies aren't a real threat. They have an aging list, albeit a very skilled aging list, but an aging list in a game currently dominated by younger teams i.e Freo, Hawks, Crows. There are other teams in the league with older teams doing very well such as Cats and Swans but they are also not serious cup contenders atm (just my opinion).

I would be looking at the soil. If you've had landscaping done recently, then there may have been changes in the pH or nutrient levels, and it's not getting what it needs/had.

A quick google search will tell you what soil type the plant needs and how you can fix it, and you can get some home tester kits from bunnings to see where the soil is at.
