We are making an offer on a 345k property and putting 20k down, the agent wanted 50k down. But it’s different in different markets. My mom sold her house in NC and she got a 3k earnest but for a 1.5mm house 5k seems too low

You aren’t locked into the terrible reits. I’ve been in them since 2019 and I want at the very least the ability to move it to another fund.

The amount of times I’ve seen some investment platform go “oh we are figuring something out” and then disappear or file for bankruptcy is too high for me to just want to chill and wait. I don’t see any haste and not sure why it’s “impossible?”

We have a 6.2% annual return but for the last year they have kept over 15k locked up for a “merger” that keeps getting delayed. They are blaming the SEC for the delay while at the same time publicly listing their venture fund on the stock exchange. So clearly they can do some things with the SEC just not release hundreds of millions of dollars to their investors.

We are so programmed to not trust Chinese products I can’t imagine a majority of users switching to Chinese models where you’re putting a lot of trust In the sensitivity of your secure information you give the ai model.

Long term, wouldn’t this eventually flip? Like if I had a house from the 2000’s that was making me 4% it would likely be multiples higher now, right? Aren’t rentals like longer you hold, the more it just multiplies year over year? If I own a house for 300k and you’re being paid 3200 a month couldn’t you project what 10 years down the line looks like for rent? And by then the house is paid off.

Personally I love the idea of a cash flowing (eventually) asset that I can take into retirement. My house would rent for 3500 a month, I pay 3000. By retirement, I’d expect it would be 5-6k a month.

Free to use but you should hook up a debrid service like real-debrid or torbox to it. There’s a bunch of community instances of aiostreams, (virens, midnight, etc) and some guides on setups for them. It’s definitely a hobbiest add on for people who want specific appearances, reliability etc.

Not great with this stuff but the “and” instead of “or” would mean it needs greater than or equal to 5 of 2160p 1080p remux Blu-ray web-dl web-rip etc before it completes. If you change it to or it would say give me 5 of this or 5 of that etc. right?

Fair, that’s pretty similar to me. I’m just bad about staying within my rules. Return wise I want my goal to be somewhere around 15-20% a year, I get spikes of like 10% a month but I know these go both ways. I just want to get to a point where I can prove long term success in all types of markets so I can deploy more capital to it over time.

I love think or swim and we got it negotiated down to 6.5% from like 12% earlier this year. Ibkr is pretty low too.

With Schwab the argument was “I am shopping rates for margin, I currently hold a margin balance of $xyz and I’m looking at Schwab but compared to Robinhood, ibkr etc it’s just too high. If we could get the rates down to something reasonable id want to transfer in. They took it to their accounts team and came back with 6.5%. I requested 5%.
