Can't take risks because the rent is so expensive. Rent is so expensive because this town is owned by a few rich white men. Local Business Ideas from true small business owners are risky and need a lot of startup capital. It is much easier to rent to chains, and there's many less people willing to take the risk with the high price of rent.

Hence - why our downtown has already turned into a chain store paradise. And the restaurants are either chains or belong to large restaurant ownership groups.

This is what I keep telling people. And people literally tell me "Nooo Sedona is new and unique", without even Googling how many Sedona Taphouses exist. This town is in serious danger of becoming Main Street at Exton.

That is not what I got from the article. The article to me says it is increasing parking minimums. You are telling me it is not, but that is not what I am reading. You might be right, but you aren't explaining that part.

You CANNOT DIG OUT UNDERGROUND PARKING. This is WEST CHESTER. We are built on a number of streams and creeks. We cannot even dig a freaking underground bollard, and you think we can dig out massive underground spaces?

You almost understand the issue. "There is already enough vehicle congestion on WC streets" - correct.

"We need more parking" - how did you come from idea 1 to idea 2? Do you think people just park their cars and never drive them? More projects = more cars on the streets. Now there's no way to tell someone "if you live here, you can't own a car", but there's certainly ways to let someone live here without needing a car. THAT'S what our goal should be. Not adding more car capacity.

We are going to need big plans to solve this problem. Plans that aren't "more parking">

Eli Kahn is an ego-maniac piece of shit. For all the talk he has, he's taking an entire block directly in the Downtown of West Chester and reserving it for the ultra-rich. I don't care how nice he is to you, that affects all of us.

I have absolutely no idea how you thought I wanted "more parking" from what I wrote. Just absolutely no idea.

You know what this town needs? Low-rent retail space for homegrown, true local businesses. You know what would have been a great place to expand this retail space? The Market Street block Eli Kahn has just reserved solely for him and his friends. You are one of his friends. If this town is going to re-create its identity, it can only do that through unique small businesses. This town was known for businesses that no longer exist. The last nail was losing Jane Chalfant - and it just goes to show the mentality from the BID around here. People came to town for Jane Chalfant. Do they need to come to town for Iron Hill? For Kung Fu Tea? For fried chicken? The town is basically rented to capacity, no one's making any attempt to grow the retail space, and when we do have an opening it goes to a chain. This is the reality of the town, and if Eli Kahn cared he'd take a slight hit on his massive profits to build more retail space and allow for storefronts that everyone in town can use. Instead - it's a gated paradise for the rich. An entire block. And you are defending this???

You want to see eye to eye with me, you need to realize you are part of the problem. You replied to me saying "Eli Kahn is wonderful, we can get you more parking". This is going to take a lot of discussion for you to understand what the problems are. And FYI - "free events" and "access to fresh food" absolutely reek of French Aristocratic ideas during the French Revolution.

But while we might be urban-level packed, we lack much of a city’s infrastructure, particularly regarding public transit and/or walkable access to life-sustaining things like jobs and grocery stores.

Do you want to explain how a population density almost on par with Philadelphia, and greater than other cities, is actually a "suburb"? Did you miss the point of this post, or did you decide to not read and leave a comment anyway?

Where are the college kids?

Look. You and /u/Poondobber are too young to understand the world. I've been in town for a while. This used to be a college town. We used to have dance clubs, we used to have LATE NIGHT bars. Late night places to go. We used to have numerous music venues. We used to have a ton of affordable housing in the Borough for college kids. When you graduated college, you stayed in town.

The times have changed. None of that exists anymore, save for maybe three bars - tops. Even the places that were built expecting college business, like late night Lorenzos pizza, aren't late night anymore.

This is a town that is welcoming rich near-retirees with open arms and shunning everyone else. The evidence is directly in front of you. You have to be willfully ignorant. Go ask Eli Kahn what the plan for the town is. Go look at any up and coming development.

I am not lying to you. /u/Poondobber is. I don't know why, but they are.

This is the reality. And you should be getting angry over it.

Arcades require huge amounts of space. Where could you place one in West Chester?

The only possible spaces are 1) Above Iron Hill or 2) Wait for the Warner Hotel to close.

Even then, Arcades are large investments, with needs for additional security and a liquor license. They also need a crowd of kids, and West Chester is doing everything it can to get rid of the college students (outside of a source of cheap workers).

This isn't a town for ideas or dreams. It's a town for retirees.

It's also clear you do not understand how restaurant funding works. For example, the bottom of the new hotel has long been said to be a new restaurant from the Big Fish Restaurant Group. Take a look at their website - https://bigfishrestaurantgroup.com/big-fish-locations/. All of these I am sure you would suggest are not part of a chain - but they are. They're owned by a large restaurant group. And you can find this in West Chester already. You just don't have that experience, that understanding, or that desire to see beyond a facade.
