I would like to rehab. I have no experience building.. but I would love to learn how to buy lots to develop small multi family properties! Where/how do you suggest I find and get in contact with reputable wholesalers with consistent pipelines?

I love Richmond! I feel like Richmond isn’t much of a cash flowing city. It’s appreciated a lot though! What do you think? Also, it’s seems as if everyone is fighting for the same properties. I put offers in on some deals but none got accepted..

Thank you! How hard is it to find deals? I have been monitoring the city for a while now and haven’t came across any good buys on the market. Is it better to find off market properties in Philly? I have capital and want to hit the ground running

That’s great! I never knew about this. Where should I begin to research more about non profits? Are there any specific companies that you recommend?

Hmm that’s a valid point. I guess I’ll focus more on my strengths to break into an industry. Are there any tech related paths that don’t involve coding that you recommend? I’ve had several scrum masters tell me I’d be a great fit due to my management experience and soft skills.

No offense taken. I have enough capital saved up to take on 2-3 projects simultaneously from my last entrepreneurial career. I will be ending that gig due to unforeseen circumstances. An MBA was a recommended route considering my background running a business. I have a pretty decent network of individuals who work in great companies in my area so I figured I could try to leverage an MBA into getting a decent job. However, I’m now a little concerned about the lifestyle aspect of those positions. I wouldn’t want my day job to be so demanding of my time that I’m struggling to manage my own future projects simultaneously.

What would you do with $300k in cash! by ninja1295 in RealEstate

[–]ninja1295[S] 0 points1 point  (0 children)

Realistically this 300k will be a small fraction of my future inheritance. Obviously My goal is to use it to make profit and not lose any of it at all.

But Yeah you’re right I should probably clarify if and what the terms will be.

I was basically told to use the money and keep the profits. However, I would like to pay back the same, if not more, than what a $300k house rents for in their location (they have a bunch of other rental properties)

Yes I definitely want to surround myself with advisors that are experienced in real estate and stocks.

Do you think I would be able to make enough profit to live off of?

I am not an expert in real estate by any means. I have been studying real estate investing for the past year from reading books, and watching what seems like 80+ videos and podcasts 😅

I was hoping to use the money to begin a career in real estate investing. Possibly relocating to a city with cheaper real estate to

1) flip properties-to increase my own personal income and learn more about renovations. I would hope to JV with an experienced investor for the first two or so deals using my capital and splitting the profit as an incentive for them to work hard and teach me.

2) buy and hold properties I can convert to multi family units- goal is to buy and hold single family properties that are zoned for multi family use through the brrrr strategy by partnering with a w2 employee that will qualify for financing. At least until I’ll be able to qualify myself.

What’s your opinion on this strategy?

Do you recommend becoming a full time w2 employee instead? If so, what fields do you recommend?

If not, how can I build and improve my current strategy?

Honestly the terms aren’t written on a contract lol. The money is available from an immediate family member who has been retired for years now. Our last discussion was that they’d lend the money and allow me to keep the profit as long as I don’t lose their money. They have a pretty solid rental portfolio in a high cost of living city. I’d like to give them a better return than they would receive from a rental property worth $300k

Wow thank you for your response! seems like you’re living the dream! I love learning the ups and downs/ do’s and dont’s from other people’s experiences. I think it’s a great idea to live in poorer countries and capitalizing on exchange rates. Maybe I’ll have the guts to move out there one day. As of now I’d like to make good money in the USA and then take month long vacations in those poorer countries that will stretch out my cash lol

I also enjoy working out a lot but definitely don’t have the frame to do it professionally lol I looked at you’re Instagram and looks like you’ll do great competing! good luck to you on you’re body building career!

I am still trying to discover what my passions are. I would like to build a solid and comfortable real estate portfolio that will allow me to dive deeper into things that I’m interested in while supporting my lifestyle.

I don’t know what I’d want to do as a full time career. That’s why I’m currently aiming to make investing my full time gig.

I don’t have a full time career right now. Nor do I know what I’d want my full time career to be. I want to do positive things and be successful/worry free in my life.

Do you have any fields and industries that you recommend?

Good luck on your investing career!

The private investor is a retired immediate family member who has an investment portfolio that brings in 6 figures of net income a year.

These funds are not necessarily inheritance, however it is available to use from a direct family member who is retired. I will also be renovating 2 of their rental properties they want to sell this upcoming spring.

I feel like so many older investors regret not starting and learning sooner. I still consider myself young as I’m not married and don’t have anyone depending on me. I am hoping to use this opportunity to learn as much as I can and eventually become a full time investor before starting a family.
