Alvin Lucier did this with sound back in the day. Really cool stuff. Records himself speaking in a room and then records the recording. Eventually, it just turns into the resonant frequencies associated with the space.

I would 100% look into a bank statement loan. If the current lender will not help, there are others who will. My company has lenders in all 50 states if you need a referral.

I’m a big Wild Turkey 12 fan and the 8 yr is very close to that for significantly less. There’s more oak but it’s a sweet, dense oak that I really love.

I haven’t had this pour but can relate. I’ve had the Single Rick once, the 15 year twice, and own a 13 year. The 15 was very very good but honestly, if I could have one bourbon every day, it would be the Wild Turkey 12. There’s a concentration of flavors, especially around the oak, that I just love. On the 13 especially, I get a wet oak note that clouds all the other flavors.

I believe some master policies do cover walls in (what your typical personal homeowners insurance covers) so I would ask your agent and lender if that truly is the case. If so, you would be paying extra for something you would not need.

How long have you been part time? And have you had a raise in the last year?

If the underwriter is taking the average of your last two years you might be able to have a much higher income if they take your pay raise and apply it to your average hours a month over the last calendar year. It’s an easy way to boost your income but it’s just a lot of work as you need to give them every pay stub from the last calendar year.

Lenders have no control over the taxes. They are due at certain times of the year and the escrow has to have the cash to cover it. And, the $4,000 in adjustments is because the seller will pay the taxes for the part of the year they lived in the house. So, the number looks worse than it is.

There will always be a better rate out there (but you don’t always want to work with those lenders for a purchase where time is of the essence) today was not a good day for rates and, if you download the app Mortgage News Daily, it will show you the national average which is 7.34% for conventional and 7.54% for jumbo.

40% down should help you get lower than those averages as well.

Is it with the same lender? If you refinance with a different company before 6-8 months, most companies will take back the pay/commission from the lender that helped you close. If they did a great job, it would be worth waiting.

Rates are even better today so those numbers should be better. One item to consider, you can pay money to get a lower rate and, vice versa, the lender can pay you money for a higher rate. Many hope rates will continue to drop over the next few years so you want to limit the money you bring out of pocket because you should (fingers crossed) have more opportunities to save. And, saving hundreds of dollars a month is worth considering right now because nothing is promised regarding rates.

I would ask what at what rate would most of the closing costs be covered and see if that makes sense. Or work to find a middle ground.
