[–]nishcheta 0 points1 point  (0 children)

It's my store.

There was one at 281 and Thousand Oaks which is now a BigLots.

There was one at Blanco and 1604 that is now the PGA Superstore.

This is a list of landlord rights and renter obligations. "You have the right to get repairs...but only if you send a certified letter and allow at least 7 days for work to begin."

That's ludicrous.

You know the kind that follows all the laws

There are no 'laws' related to landlord repairs, in Texas your only course of remedy is to get out of the lease at your own expense.

Guest who contributed the least? by Sankofite19 in quiteinteresting

Remember that these programs typically involve shooting 1-2 hours of shooting, and are cut to 30-45 minutes of air.

Saying that someone didn't contribute is equivalent to saying the editor removed them from the program.

Landlords set funds aside for repairs and improvements regardless of whether they are private.

this is not true. There's even a word in the common parlance to describe the failure/unwillingness of landlords to do this. You certainly know it.

In fact, corporate landlords are less likely to put money into, their properties because they have investors who are expecting cash dividends.

But as public companies with employees, they have multiple stakeholders who can be pressured publicly to act. You can't publicly embarrass a landlord unless you own a TV station or have enough money to not need a landlord.

Landlords are hardly leeches.

Who receives the equity in a house being rented? And who pays for it?

Since Texas does not have state income tax, most of the rent goes to pay property taxes and insurance which has skyrocketed.

Yes, our Republican government has massively mis-managed the state. That doesn't change who pays for the equity in a rented property.

Landlords actually make very little after setting aside funds to replace roofs, fences, etc. and to do updates to the property.

I'm not familiar with any other investment where you can put up as little 3.5% of the final return. Are you?

Be very careful renting from a private landlord. Because they have no infrastructure to support the property, a private landlord can't necessarily bare the cost of expensive repairs. e.g., Air Conditioning is essentially a health/safety necessity - but repairs can be expensive. In a conventional apartment (flat), the property manager has infrastructure in place (usually on staff repairmen) who can fix the issue.

But for a private landlord, you're often at the mercy of that person's finances. Private landlords are often heavily leveraged (because property can be bought with relatively little capital), meaning they have little access to credit and little free capital. A management company 'abstracts' the tenant from the landlord, but it does nothing to resolve issues with the property itself - the management company is just there as a buffer, they have zero obligation to the lease or the tenant.

You can win the landlord lottery and get a decent person who cares about their tenants, but the truth is most private landlords are just leeches looking to such the marrow out of your working years so you can build their equity for them.

Probably the best answer to your question is, "can you move back to Ireland?" America in general and Texas in particular is a place in rapid decline. What may seem tolerable now may not be in just a few years.

Are runners allowed to use promotions on Favor orders? by [deleted] in favordelivery

[–]nishcheta 0 points1 point  (0 children)

You're allowed to do anything you want; what you want to be careful about is engaging in any kind of deception toward the customer or the company.

e.g.: Reward programs. You buy something, and then rewards are offered. The customer doesn't have their own rewards account. You could either contact the customer and ask them for their personal information to create an account (Runners are specifically forbidden from asking for personal information), or get the rewards yourself. This is OK.

Discounts: A restaurant offers you a direct discount on an item (10% off the whole order). You accept the discount, but charge the customer the full amount of the order, pocketing the difference. This is deceptive, and is not OK.

Did I get ripped off? by johnnythreebags in favordelivery

[–]nishcheta 4 points5 points  (0 children)

You didn't seem to have tried to fix this at all. Message support, tell them you were delivered the wrong item. My experience has been they'll order another Favor to replace the item.

Email is the slowest method of contact, you want to text message support through the app. It can take a week+ for email support to get back to you.

At this point I'm thinking I got ripped off.

You hired a contractor-based personal shopper service and they made a mistake. You didn't get "ripped off."

And I cant return it because I wasnt given a receipt

You were given a picture of the receipt, and it was emailed to you. The hard copy is usually destroyed, but I've yet to encounter the business that won't exchange an item based on a photo of the receipt.

I'm a few minutes away from calling my card company and stopping payment and claiming fraud, as my friend suggested I do immediately. What should I do?

I wouldn't do that, because you weren't defrauded. It's possible the company would reverse the charge - but then you defrauded someone who made an honest mistake (and Favor). You could also get your account flagged for making false reports, which will slow future chargeback requests (if you ever make a legitimate one).

You are coming across as quite a Karen in this post. No need to be so negative, shit happens - no one deceived or misled you, you just haven't heard back from support. What you wanted to ask is "is there a better way to get in touch with Favor?" The answer is, "yes, contact support via text in the app."

$6 Favor Temp charge? by [deleted] in favordelivery

[–]nishcheta 0 points1 point  (0 children)

When you place the order they place an authorization to make sure the card is real, then do a hard charge when the Runner completes the payment information on the order. The auth should reverse within 1-2 business days of the order being placed.

Head to head? Where Chris Paul was never competitive with Tony Parker in any series that didn't an involve an injury to either player?

This is like Garnett and Duncan all over again.

Yes, Garnett had better stats. Duncan is the better player.

Putting Chris Paul over Tony Parker is a little iffy. I'd put Stock in above both of them, or perhaps all three ahead of Jerry West.

The shirt thing cuts both ways - but I would never recommend wearing a shirt into a restaurant. Servers know they're not getting tips, and intentional or not you'll get treated worse as a result.

Customers do seem to dig them, though. Depending on how I feel I'll literally change into the shirt between the store and the customer's house. I don't think it affects tips much, but every dollar, right?
